What is the best way to buy a house in Tacoma or Lakewood WA?

We are looking for to buy a house and . There are so many agents and websites and prices listed. Do we need to go through a real estate agent only? Is there any Government agency which can help us find a cheap deal or should we contact banks if they have foreclosure properties. Please guide us,we are confused on how to find a cheap deal.

  1. Cheap does not always mean the best. HUD homes tend to have more problems that need to be fixed than other homes on the market. These homes tend to be more trouble than they are worth and you will not be able to move right in. The repairs can cost as much, if not more, than what you think you're saving. As for government programs, you might qualify for some special programs (for being a veteran, physically disabled, a Native American, etc). First time home buyers can get $8000 by filing an amendmened tax return. Banks try to get full market value for the properties they foreclose on. Many real estates companies have web sites that list all homes in the area. You can set limits as to price to throw out the ones you can not afford. Look at travel time and traffic patterns from home to work, the school districts and crime rates. Sometimes it is worth paying a little more for better qualities on these.
  2. iwith the many foreclosures i would try them first. many homes are going for less than what they are worth. all the bank wants is the money owed them!! most of them has had down payments of 10%to 20% down already. some banks if your credit is good will just let you take over the payments NO DOWN NEEDED. i think the FHA has a list of repo's most banks do have some. be shure to look the house over before you buy so you don't get stuck with a wreck of a house?
  3. There are no government agency to help you find a home. Banks will not deal with you as they do not sell that way and all foreclosures are listed by Real Estate companies. By the way Robert W does not know what he is talking about there is no 0 down and you CAN'T take over the payments on any bank owned home
  4. The first thing you need to do is to get pre-approved so you know how much you can afford. Once you get that out of the way, you need to find a buyers agent to help you find properties that match your needs.
