What is the best way to perform a title search in NC?

I'd like to find all liens against properties, including IRS and mechanics liens. I'm in Charlotte, but I'm not sure if the process is different for different areas of the country. I post all of the Charlotte area foreclosures at http://www.CharlotteForeclosureExpert.com, but the Yahoo "join" link sometimes isn't working (I know, that's a second question, but the first answer I got from asking the question didn't really understand issue).

  1. You go to a title search company and you pay them to do it.
  2. Why don't you contact a local title company and ask them how much they would charge you to pull titles on all those properties? It's a very long task and they will want you to pay for each one you want. Otherwise, the only other thing I can suggest is to go to the county courthouse and ask the clerkwher the foreclosure listings are posted. Go to the list and write down the each number to the property that you like. Then take that backto the clerkwho will pull the files for you and all the information you need will be right there in the file.
  3. IF you post on line, you would be wise to place a disclaimer on your website to the effect that you do not guarantee all information is accurate. You should not warrant all information is current. I've had something filed against a place I was researching the day after I did my homework. Please be aware that I live in another state and the process may be different here. I can get a simple title search by a title search company for about $25.00 to $50.00 each. I sometimes did my own research to the degree that I got to be good at it. I went to the county register of deeds, county treasurer as well as the county assessor. Those are easy and getting easier as more counties place the information on line. What I learned was the IRS is slow placing the liens. Searching court records was the tricky part. When I was a professional, I could get them for free because the title company knew when I sold those houses, I would send them some business that they could make a profit on. You might be able to work a deal with a local title insurance company that you place their banner ad on your web site in exchange for them doing the research.
