How can I reach people to help them keep their home?

Of course, I know that lenders cannot give out details of borrowers who are behind in their payments, but as a real estate broker for over 20 years, along with additional experience as an AVP over collections, foreclosures and REO, I feel that the biggest help we can give homeowners right now is helping them stay in their homes. HUD recently came out with a stat that 80% of the people that lost their homes had never spoken to their lender...someone has to get the word out and help these people!

  2. Put out an ad in your local paper about helping people out that are in a bad spot. Also since you are a broker don't you have files on people you helped get homes. Start making some cold calls and see if they are all doing ok. I have a mortgage broker and he just called me up and asked me if I wanted to refinance. I get lifetime refinancing with him at no charge to me. Since it is going to save me money I am going to use it whenever I can. But even my real estate agent contacts me about every 3 - 4 months to see if we are doing ok in our home. You might try hanging out some flyers in your area. Try to concentrate on areas that people in financial trouble would go. One would be like a food pantry or Goodwill or Salvation Army store. Maybe talk with some banks in your area also. Although they can't give you names they can give your name and number to people they know are having a rough time making their payments. Not sure what you are trying to accomplish here, because if someone ignores months of phone calls, certified letters, e-mails, and other written correspondance from the lender...ALL TELLING THEM that they will FORECLOSE on their home if they don't call to make some kind of arrangement....HOW IS THAT NOT GETTING THE WORD OUT? You make it sound like people just come home from work and find that their house was sold that day on the front steps of the courthouse and they didn't have a clue. This message board will tell you that people hang onto a home, when the writing was on the wall when they couldn't make the payments, and they are looking for a miracle when one DOESN'T EXIST. Do I feel sorry for these people? Nope....if you choose to ignore TONS of communication and you lose your house, then in my opinion, you weren't mature enough to own one to start with. PS: To Deb...if some loan officer promised you a lifetime of refinances at no charge...I can tell you NOW you got scammed...you just don't know it yet. NO ONE in the business works for free.
  4. I understand what you are trying to say. A lot of people think that anyone in foreclosure is a dumb, stupid,bad person who should not be allowed to stay in their own home. The thing is, all these people have different situations and anyone who thinks that a person doesn't deserve to keep their home is just cold hearted. I am not in foreclosure but I have faced some things that could eventually cause me to go into foreclosure. Luckily I have researched this and have found ways to help prevent it. But I still pray for all those who are stuck in that situation. The only think I can suggest to you would be to communicate to as many people as you possible can. And I also want to thank you for wanting to help these people and for not being one of those people who put them down with negative comments. What goes around comes around.
