Michigan Landlord/Tenant Law on Foreclosure?

I am a tenant in Michigan with a lease option that ends in July. The house is now in foreclosure and will be auctioned Feb 15. Not to mention back taxes and waterbill, which I have paid. Do I continue to pay my landlord rent after the sale on Feb 15 or not? I would like to know if he legally can collect rent on the house or does he have to redeem it in order to collect rent on the said house. Please help I am wrecking my brain. Please note I need MICHIGAN law on this one.

  1. Call the bank tomorrow,,,,, You should not pay the landlord anything else, until this is resolved. The bank can accept the monies and place them in escrow till sale, This includes the water bill, that I assume you paid the landlord, and he did not pay the water co. Do not pay the landlord another dime. It is not even his house any more, it belongs to the bank, and has for a while. If it has already been foreclosed on that is. and sounds that way. He has no more rights in the process, basically.
  2. I currently work in real estate and your landlord is obviously not an honest person. He is responsible for all taxes-you should have never paid those. He is not using your rent money to pay his mortgage which is another sign he cannot be trusted with your money. I agree you should not pay him another red cent, and if anything-he owes you for the taxes and water bill. The only way he can collect money with a written contract, is if he owns the home. I'm surprised the bank has not called you and given you notice to leave. Very surprised! I would call the bank and ask which real estate agent they have trying to sell the home. Call that real estate agent, and find out answers to any other questions you may have. They will be able to tell you exactly what to do. Sorry your dealing with such a dishonest landlord. Michigan law is set up to side with landlords on almost everything-but what he is doing is similar to borrowing a friends car, and then selling it and keeping the money. He could get in big trouble! Bad news bears!
