Where can I find foreclosure,auction and bank owned listings? Where can I find foreclosure,auction and bank owned listings without paying a fee to a website? Most real estate agents will not help you find these either. I've been told by real estate agents in my area they do not deal with them. There's no need for a loan we are paying cash.
Banks & Foreclosure Listings???? Question Pls Read.? I know that you can contact the bank directly to see if they have any foreclosure listings but my question is does anyone know which banks to contact or names of such banks??? (I live in NJ if this makes any difference) or how could I get a listing, would they have information on their webpage or would I have to call them directly for the listings??? Do foreclosures affect my asking price? I have heard conflicting opinions on this. I am looking at selling my house and when I begin to pull comps of the houses sold in the area, how are foreclosures going to affect that price? I heard from a realestate agent that foreclosures are not suppose to affect active listings, while my bank (when I was going to refinance) used foreclosure listings when they pulled comps, which doesn't seem exactly fair to me. I found a bunch on the internet, but they want to pay a $30 fee to get in and browse. They claim you could get almost new cars for a few thousand dollars. Where Can I get Foreclosure Listings? I've been looking at some Foreclosures listings and I'm wondering which companies are real and which ones are not. I have a partner who purchased from the auctions, but he ended up paying 80% of market value on a "good deal" I've heard of one company called 21khomes.com that sales homes for 30 cent's on the dollar. I've heard that they are legit. They claim to be direct with the banks. Only trouble is that they want proof of funds before they will show foreclosure listings. Is this normal?

Foreclosure listings? What are some good websites to find foreclosure listings, or other cheap homes. I'm looking to buy my first home but don't want to spend too much. How can I access foreclosure sales (listings) for free? I am looking to invest in a foreclosed home (to live in, not to re-sell). As I understand, it is possible to get a decent price for a decent property. I researched it, and I can't seem to find any good web-sites with information that would be relevent and free. All the sites that i was able to find required a credit card to be on file, and only offered limited time trials. Do you have any suggestions of where this info might be located? Are there auctions that are held on a weekly basis? Is there a particular place (like banks or city hall) that would host this kind of info? I am looking into purchaising a home in or around Boston, MA. Thanks!
Foreclosures --- where to find before they foreclose? In looking in real estate listings, I keep seeing bank-owned foreclosures....houses that have already been foreclosed on. I'd like to know where to find houses that are in the preliminary stages of foreclosure, where I can make a deal with the owner that I can get the house at a good deal for me and him, it would help him avoid having a foreclosure on his record -- a win-win situation for both of us..... But I don't know where to find them. Yeah, I know what a short sale is, I mean like for instance, say a guy is upside down (just example numbers here) say he owes $175,000 on a house that's worth only 125, he's three months behind -- (1500/month) I come in and give the bank the 4500 to get caught up and take over the payments -- and he can walk away no blemish on his credit. Short sale would mean bank would have to agree to take 125 for the house, I'm not suggesting that. Could this even work? Would I want to do this? I'd be assuming a mortgage of 175 on a house that's only worth 125? Well, I'd be hopefully looking to get back out of it in about 3-5 years, say I pay it down to balance of about 140-150K and hopefully the market turns around and in 3-5 years maybe it is again worth 160-180K and I can sell it for a small profit....or if the market stays bad I can stay in a keep paying it down, eventually I'll break even or come out ahead. If I pay off the whole mortgage, and it's still only worth 125K, then I'm still ahead of what the original buyer would have paid over the life of the whole mortgage. But I don't see the market staying down forever. I guess I'm wondering if there is a market out there to reach out to people who may be in this situation. But I guess the problem would be qualifying for a 175K mortgage on an asset that would only be worth the 125K. Maybe I would have to collateralize the additional 50K of debt with my own assets? Not really ideal, I guess.
Where can I find listings for condo, townhouse or home rentals? I am currently renting an apartment and my lease is up in July. Because of the economy and the rate of foreclosures, I hear that a lot of people (and banks/real estate agencies and associations) are leasing or renting condos, homes and townhouses. Are there companies that assist real estate agents with their listings in a bad market? One of the agents in my office doesn't know the contact info, but was telling me about a company that helps sellers negotiate settlements with banks if their house can't sell for the payoff amount. From what I understand, the listing agent can mark the house down to a sellable price, and when an offer is made, this company can present it to the bank as a settlement in lieu of foreclosure. In addition, the listing agent can still make their regular commission. Does anyone know of a company that does this?
non-commercial websites of foreclosure listings? Hello -- I live in DC and am looking for a foreclosed property as the only way of being able to afford a home here. However, every website I go to seems to be a commercial venture: once the site is entered and a property found, registration and / or payment is usually required. Bank owners of foreclosed properties will be keen to sell these without barriers to viewing, so these register sites are obviously just skims and scams -- how do I find a place that lists such properties for sale?
How can I buy a place at Pre-foreclosure price? I see listings for Pre-foreclosures going for 4 digit figures. I would think I can contact the bank or owner and offer to pay off the debt plus a little more. But then again they want to get as much money out of a deal as possible and wait for an auction, etc. Am I fooling myself to think getting it at such price is possible?
REO listings in Tennessee? I am trying to find a way to view REO/foreclosure listings in my area. I have searched myself and i find many with a "free trial" but of course they want my credit card number and I refuse to go down that road. It seems to me that banks would not like to carry the cost of a house on their p&l so therefore would make listings available to the public so they may be purchased. I have looked on the HUD website and it is no help. I thought this might be a way to get more house for my money but its becoming a headache. What's going on with banks not releasing foreclosures?!?!? Driving down the street, I see literally hundreds of for sale signs and new foreclosures, yet little to no homes show up for sale on the MLS listings. A month ago, through various realtor sites, there would be houses added daily. Now there are very few and all are going within a few days for over asking. How can the banks hold onto so many properties that people (investors, cash buyers) are snatching them up this way? Is there some sort of pre MLS list that my agent isn't sharing with me? Currently, I look at real estate sites, find something w/in my range, ask him about it, and hear that it already has accepted offers on it. What about all the properties with for sale signs? What are good sites for buyers? Pre MLS? Anything? Please help! I've been running around for months.
Do you have to be a real estate agent in order to get access too R.E.O. listings from banks? Apparently it is a very hard task to get these listings.. On top of that I read in a community article that you could get banks to pay out a commission for selling the homes. Is this true? Or would the commission need to be added to the total property price? Nothing to do with questions: I'm not a real estate agent or anything obviously, but I am looking into different ways to make money on my own. Although chances of me actually going through with any of this are slim, I am a college student and I figure if I research different fields while I'm still young I will eventually start to learn how to create a business successfully. Why is that in almost 90 percent of foreclosed home I see the owners dont even try to sell it. Litterbugs!? I mean almost every person I talk to says, yeah we let er go back to the bank. Foreclosure usually takes up to 8 or 9 months and most Realtor listings are about 6 months. Instead they choose to put blight on the community. Actually run the interest and PMI rates for the rest of in the future. I have sympathy for unemployed and disabled. No shame in being poor either. But there is shame in not taking responsibiliy and being downright indifferent to how it affects your neighbors.

Does his website which promises to give pre foreclosure listings nationwide actually work. In a free seminar i attended, they said, there would be atleast 9000 listings for the houston area. Also the personal advisors will look up the MLS for any property and will advise us of the fair market value of the property. Also that there are plenty of private investors who will lend atleast 80 % of the FMV of the property, not the purchasing price as banks and other lenders do. I wonder how much is true and how much is hype. Would like to hear from those who have tried his methods and signed up for his programme

Foreclosures pricing? If I look at foreclosures on the yahoo website home listings and I find one for say $1,400. Is that what it actually costs? Or is it what is owed at signing and its really going to be way more expensive. I am not sure how foreclosures work, nobody has ever really explained it to me. All I know is that the properties are where banks have repossed them. Please help me out. Thankyou

What do most people do after foreclosure? Like many other areas in the U.S. I've noticed a lot of forclosure listings and homes for sale by banks in my area. I was just wondering, what do most people usually do after their house is taken. Do they rent? Do they move in with family? Do they move to a different area of the country? Or do they somehow beat the system and purchase another home?

We had to get rid of our house for many reasons...our bank kept highering up our taxes and our house depreciated in value. Plus, they took out extra payments without our permission by swiping my card twice!!! Anyway, we decided to just cut our losses and claim bankruptcy. It is really the best thing for us right now. Anyway, we got a nice apartment on the base he works at, and we are moving soon. Of course, they guys my husband work with found out and immediatly starting looking online at foreclosure listings...the first guy who did was a tech sergent! Anyway, people talk to much crap where he works about everyone..they are a bunch of jerks, and none of them are our friends anymore for many reasons, but why can't they let this go? Why does this stuff always happen to me..as if this isn't hard enough! I don't know what to do! To top it off one of the guys wives was emailing me today acting all nice asking me when Im moving, and was trying to be all friendly..which was totally fake! I serioulsly feel like I can't even live my life without these people making comments, and my husband dosn't even feel comfortable at work anymore. They put him on the worst shifts...opposite of me and he has been there for three years, volunteered for deployements, and went when this guy who was talking crap was having a baby last year. Will banks give out foreclosure listings? Ok, so I know there are all these gimmicky TV ads that tell you to call them and they will give you a foreclosure listing. I know the truth is foreclosures have always been a reality, now people are just trying to cash in on it because there have been so many. So my question, can I just walk into different banks in my area and ask for a listing of the houses they have foreclosed on? Alright, so part of the big problem here is that banks have not enough money and too many houses (because there have been a lot of foreclosures) So wouldn't it make sense to have these houses like on the market at cost to help get rid of them? This house my family wants to buy went up foreclosure. Now what? This house my family wants to buy is great! My family loves everything about it. We made two offers on it but they wouldn't take them. Now the house is up foreclosure. We don't know if they are going to have an auction or put it back up on the market with in a few months.... We've been to the house several times we looked inside twice, looked in the back 3 or 4 times, we met the neighboors across the street and they told almost all the neighboors about us! What do we do?!? What is the difference between a foreclosure house and a normal listed house? I've seen foreclosure houses go for 20k-50k. The houses looks pretty nice, and they look almost like the 100k-200k houses on real estate listings. What i want to know is what is the difference between those two houses? I know that a foreclosure house is a house where the family cant pay the mortage and the bank is forced to repossesse the house. but if you buy a foreclosed house? Do you only ahve to pay the listing prices (which is REALLY low, by the way) or is tehre some sort of catch in there, like hidden fees or something? THANKS!

(Google this number) 800-214-7993 *** THIS IS A FRAUD ALERT!!!!!!!!!*** You will find several posting for the same houses all over the Internet. I called 800-214-7993 and I spoke to a GUY named DANIEL who supposedly works for "ORANGE FUTURE". The company exists but "Daniel", is unheard of (So I was told). He is known to be a scam artist, his ads are all over the Internet... Ranging from New Jersey to Mexico. PLEASE DO NOT CALL THIS NUMBER 800-214-7993!!! I called this number earlier today to inquire about pre-foreclosure listing and to sign up for emails regarding listings in my area. After speaking to "Daniel", for just a few minute he insist I give him my credit card information to verify that I am a qualified buyer (candidate) I asked him if my card will be charged, he said "NO" he just needed to verify that I am a qualified candidate to take over mortgage payments for "DISTRESSED PROPERTY OWNERS". What does this mean,exactly? So Dummy me, I gave my credit card information. Unknowingly, he tried to run my card (ATM card) for $199.00. Good thing my bank warns me of any unusual transactions and did not allow this transaction to go through. I received a call from my Bank institute the minute I hung up, warning me of this FRAUD transaction. THANK YOU WAMU! He was unable to take MY MONEY! But, you may not be so lucky? Short Sale Question...PMI Approved...Realtors Please Respond? We put a bid on a house that was on short sale months ago, and finally I was notified all of the steps had been completed (PMI approval included), minus the last. We are just waiting on the bank to give us a counter offer/respond (the short sale negotiator that was hired by the seller said it should be 1-2 weeks because FannieMae is a bit backed up). I need some advice when it comes to the counter offer. ~The house has been on the market for over 450 days ~We are the only ones bidding on the property ~The house just reached foreclosure status a week ago, but public auctions were put on hold due to our short sale negotiations coming to an end ~I'm pretty sure our realtor removed all of the external listings for the property, since he wants the sale (since we called him directly, he would get the full 5%)..I noticed that when I googled the URL and clicked on the externally listings, they said they had been removed, as well as removed pricing information from Zillow..making it difficult for other people to find the property online/have the desire to place a bid due to no price being listed ~The place was originally listed for $210,000 (way above market value at the time) over 450 days ago ~The owner brought it down for to $189,000, then $179,000, then $169,000, and then $159,000 to sell it immediately (he purchased it in 2004 for $157,000, and put a bunch of money into rehabbing it) with no luck ~The owner owes the bank around in between $147,000-$158,000 ~The house then went into short sale ~The "Zestimate" (which I know isn't accurate) says it's worth $202,000 ~It is a home that was rehabbed 8 years ago, so it is nice on the inside ~We went in with $100,000 (cash), because that's what my mom's realtor friend told her to do ~It says on the proof of funds (where the money is coming from) that there's $142,000 in the trust, so the bank knows exactly how much we have. ~PMI was already approved, so I'm not sure if that means they are willing to cover the whole 20% ~If our offer doesn't go through, the home will be officially in foreclosure and the option of getting it off the books prior to this happening is unlikely Thanks for your help! What would be an expected counteroffer and what do you think we should respond with? Can anyone give me any advice...

Foreclosure Homes? Ive been seeing a lot online and on the television about foreclosure homes. Me and my fiance are very interested in a foreclosure home because everywhere we read it says little down payment and then we can make monthly payments on a foreclosure home. We currently rent now at $2000.00 a month plus utilities but we will never own where we rent. Can I get a foreclosure home like they advertise with little or no down payment and be able to make monthly payments? I see foreclosure listings in my area all the time with payments at 1500.00 a month till the loan is paid off then we would own the house. Is this how it works? We both have full time jobs and I also work another job on top of mine under the table so all together we bring in at least 3000.00+ a month. How do foreclosure homes work? I know some may need a lot of work done to them or they can be behind on taxes and other things but we also have money saved in the bank. Any help would be greatly appreciated.
