Foreclosures Bank Owned Knowledge Base

How do I find a list of bank owned foreclosures in my area? We are looking to buy a house and have the benefit of being able to pay cash. I feel that I would be able to leverage this the most by buying a foreclosed property off a bank at a discount. Unfortunately this real estate market has made many lose their homes, we were fortunate enough not to be in the real estate market and want to take advantage of the opportunity. I am in Connecticut.

help with understanding bank owned foreclosures? If a bank owns a house that is worth 200,000 lets say. And lets also say that all that is owed on the house is 100,000. As a buyer, if I put in a bid of 115,000(to cover closing costs) is the bank going to accept this offer. I heard a rumor that all the bank wants to do is collect the money owed on the house and whatever they recieve after that, they give to the original owners. Is this true? Help clarify some of this for me. I am in the state of Texas if that makes a difference. Thanks. Ya but lets say that whatever I am offering is covering all of the banks cost, if this is so, then what's to say that the bank won't sell me the house with a low-ball price?

What happens after you make an offer on a bank-owned home? I'm getting ready to buy my first house, so I don't know too much about the process. If the bank accepts your offer, are you legally bound to follow through or is there some leeway?

Questions about carrying costs for a bank-owned foreclosure property? I can’t find any internet sources on this so hopefully someone here can help. I am more than willing to do the calculations myself if someone has a formula for this. If a bank foreclosed on a mortgage that was somewhere between $150-160,000, what would it cost that bank per month in carrying costs? If you can’t give me a number, can you at least define "carrying costs?" I understand that it’s the cost of owning the home until it sells, but what items/expenses make up the actual cost? Is it just the foregone mortgage payments? Thanks so much in advance!
How much should I offer on this Foreclosure/Bank Owned Home? The house was built in 2000, was sold in 2002 for $144k and is now listed at $132k. The bank took ownership of the home in October of 2007 so they have been holding onto for a long time. It is owned by Wells Fargo. Comps in the area are ranging from $130-$160. What should I offer and what should I expect to pay for the home? It is located in Rockford Michigan which is north of Grand Rapids.
Why do bank owned foreclosures resell for 3 times or more than what the foreclosure was assumed? With SO many foreclosures on the market and hundreds more every day, WHY are the REO's so expensive and hard to negotiate with? Quite often that county's property appraiser's office will show what the note was bought for and the resale price is quite hefty! I tried to negotiate with Fanny Mae TWICE on 2 different properties and they stubbornly held to their selling price of 3 times over the foreclosed amount! This was BEFORE the Fannie Mae/Freddie Mac collapse! No pity for them here! To: monkeypb...I thought Freddie Mac AND Fannie Mae DID get bailed out?
There is a bank owned foreclosure that has been vacant for 4 years and I am interested in it how do I get it? The house is not on the market and the bank claims they have no record of the house, but they are paying the taxes on the house and the city forestry bills when the city cuts the grass. How do I go about getting this house. It is falling apart and I can't get a straight answer from anyone. Wells fargo bank is on the deed as owners and they are paying all the bills........

If I wanted to buy a Bank Owned Foreclosure property with cash (one payment) would I need a real estate broker? I am a buyer, with cash, one payment. Would I have to pay the real estate broker for anything? What other fees or taxes might apply? I should be able to negotiate the list price down significantly because I am paying without a mortgage loan and up front? Yes, I saw those books at Barnes & Noble a few days ago and am planning on purchasing them. I saw a few more that might help me as well. Thanks for reassuring that idea.

how do some foreclosure properties end up as auctions and others as bank-owned? In my zip code, we have about 93 properties that are foreclosures according to Trulia. Most of them are listed as auctions, but some are listed as bank owned. I don't know anything and so I would think that the lending company would own all of the houses. Are the bank owned properties just not yet scheduled for auction? Or have they failed to be auctioned?

Bank foreclosures? Does anyone know about bank owned foreclosures in nj. Someone told me banks had lists of foreclosures and I could buy a house for 200.00. For those who answered with other alternatives I am grateful for you assistance.
How do I buy foreclosed home/short sale/bank owned.? I am having a really hard time buying a house. After a few weeks of trying by myself to buy a home. I have come to realize that I REALLY need an agent. I have a month to buy a home and have come across the "short sale" which can take up to 3 months. I have been approved for 200k. I want a townhouse and it seems like all the homes I can afford are way out of town. At the same time I see hundreds of homes in short sale and foreclosures. Here are my questions hopefully you can help me out. 1) If I make an offer 5k-10k higher than asking price on short sale, will the accept faster or will it still take the same amount of time? 2) If I go with bank owned/REO should I have a realtor and also what is the wait time on the approval. 3) What is the best way in going about buying a home in foreclosure/bank owned/short sale?
Bank Owned properties: How do I get information about REO for free? I have found some houses that are currently bank owned (I assume a REO). I have found these through a site that lists pre-foreclosures, foreclosed houses up for auctions, and bank owned properties... But it won't list the address, or anything about when the auctions are, and I have no idea who to contact if I am interested in this house without paying for the service. Are these records listed for free anywhere? Can I go to the cityhall of the city the house is in? Do I have to go to each bank to find it out?

Backing out a bank owned foreclosure home contract? recently submitted an offer on a bank owned foreclosure home (already paid the 1000 earnest money and another 5000 dollars as required down payment), the bank accepted my offer, however, after 2 home inspections done to the house. I realized that the hidden problem with the house and the work/money I have to put into the house to make it move in ready is beyond what I can handle at this moment. The house is sell as it is per bank, is it still to late to back out the contract, or can I negotiate/ask the bank of fix some of the stuff. (some of the issues to me/home inspector is really safety issues, can I use that as a ground to break the contract and get my money back? Please help, I am hopeless. thank you very much!
How long does it take for a Bank Owned Property to be listed on HUD.gov? I have found a house that has gone through the foreclosure process and is now bank owned or REO. Called the bank, which said it is an investment property. Got the contact information and was told the house is going to HUD. The house is not listed on HUD.gov. I would like to buy a home, but would like the seller (a bank) to make some repairs or replace a couple of large appliances (furnace, hot water heater). Is it ok that I ask them to do this and how likely are they to do it? This is a bank owned foreclosure.
How to find the Lowball price of any bank owned property? I am searching some properties and was looking at some foreclosures and bank owned properties. Before bidding I wanted to know how to find a lowball price for the property. 1) what factors can I take into considerations with which I can bid my offer ? 2) how does a bank determine what offers they can accept? 3) Is there a way we can talk to the bank directly and find the price what they are looking for the home, this will help us either decide whether we can get that property or not. Rather than waiting for 2-3 months and at the end we are rejected.
The the property I live in is now bank owned as a result as a foreclosure. Do I now owe rent to the bank? I have been paying rent to the landlord for the past few months, as I know I should have. Tonight, I found out the bank owns the house. My rent is due tomorrow. I face a Cash for Keys offer or the 90 day option under federal law. In the mean time, do I owe rent to the new owner - the bank?
Bank Owned Home sale / Higher offer? I am looking into buying a bank owned foreclosure which is being sold by a realtor. I called on the listing and the realtor said the house has already had an accepted offer and that they would call me back if it doesn't sell. I asked if I can put in a higher offer and they said no, because the bank is not accepting higher bids. Does this sound right? I figured the bank would want more money and I should have the right to put in another offer before the home closes.
Can someone define these terms to a student researching foreclosures? I compiled a list of foreclosures off realtytrac.com and I am doing a demographic study of the affected zip code. The web site differentiates between the following terms: Pre-foreclosure; Auction; Bank-owned; FSBO; Resale Any knowledge at what determines the housing status would be greatly appreciated, it doesnt have to be too detailed, I just want to be able to filter what I need.
Can a bank refuse to look at an offer on a bank-owned foreclosure? A friend of mine has tried to submit an offer on a home that is bank owned. The bank has accepted an offer already, but my friend would like to submit a back up contract. The agent working with the bank has said that he will not submit any other offers as a back up because the bank does not have to look at any additional offers made once they have an accepted contract. Is this true? The property is in Georgia. There is currently an accepted contract on this property. I know that on property that is owned by an individual, the agent has to present ALL offers even if there is already an accepted contract. So I am just trying to find out if when a property is bank owned, the agent is exempt from having to present any other offers? Thanks to everyone who gave informative information. I just spoke with an agent who works with Wells Fargo on their foreclosed properties. He says that it is Wells Fargo's policy that if they have an accepted contract, they will not consider any other offers because they are "proceeding ahead with a positive attitude that the deal will close successfully". I, personally think it would be in their best interest to have a back up contract, but I guess due to the extra paper work a back up contract would create, they would rather not fool with it.
Made offer on a house when will bank respond? We put an offer on the house (bank owned foreclosure) Sunday night, then on Tue we found out it was a multiple offer situation. Someone had put an offer down so we went back to the office and revised our offer Tue Night. How long does it normally take a bank to respond in this type of situation? Thanks so much!
We are trying to buy a bank owned foreclosed home? We are interested in purchasing a home in Florida. It is a bank owned foreclosure and the asking price is $89,900. We put in an offer for $106,000 with seller paying $6,000 in closing cost so the bank will actually make $10,100 more than they were asking. As most people searching for homes now realize this is a very competitive market. They want the highest bid but we really want this house. It's the perfect size age, and it has a heated in ground pool! Has anyone had this happen to them? What was the ending result? FYI all bids needed to be in by noon today (2 hours ago) and we put ours in at 10:30 this morning. The bank (owner of home) called my realtor at 11:30 and asked if that is the highest bid and we confirmed. So I am guessing that is a good sign if they are asking. Please HELP!!! I am already getting anxious and it's been a couple of hours LOL :)
For Realtors and Brokers...can a bank owned foreclosure be sold during the grace period? Our builder/developer declared bankruptcy on the model home and remaining lots in our neighborhood. It went to Sheriff's auction in January. We have found buyers willing to pay MORE than what the bank paid for the model home at the auction but our builder won't sell it. I've asked the bank and they told me it has to go through him? Weird, since they own it now and you'd think would want to sell it. He says that he has a six month grace period to come up with the money and buy it back...he's already declared personal bankruptcy as well, so unless he wins the lotto, its not going to happen. So even though he knows there's a buyer out there, he refuses to give the asking price until July and says it's off the market until then. I've never heard of such a thing...and wonder if any experienced realtors or brokers out there can shed some light on this for me? BTW - we live in Michigan.
How do I find out how much HUD paid for a foreclosed property? It was owned by a bank before foreclosure.? It was not a HUD property to begin with. After foreclosure HUD ended up with it. I don't want to pay an exhorbitant price if HUD paid pennies on the dollar.
if a house is "bank owned" but is listed under foreclosure is it still a long proces to buy it when using cash? I am trying to help my disabled mother purchase a house that was listed under foreclosed homes and it says it is bank owned and sold as is I just kind of feel lost I am just wondering when we pay the money for the house is it a long process until the house is actually in my mothers and she will be able to move in or since it is bank owned and we will be paying cash is it gonna be a short process THANK YOU
So, I made an offer on a bank owned foreclosure...? And, I offered 204,900, and I asked for 7500 in closing costs, which is a little more than the standard 3%. Now, another offer has been made (which I'm told is less) and there's apparently another coming in (at least). Expecting either a counter or a better offer than mine, I decided to change my offer to 210,900, which is $1000 over list price. Be real with me, I need some sound advice. What are my chances? Is it even possible with this scenario to calm the stomach bile? This really is our dream house. Thanks in advance, come get the 2 points. -M

I want a US Bank owned house that's not listed, how do I contact US bank directly? I cannot get in touch with US Bank's real estate owned department. I cannot contact a realtor because this house has been taken off MLS. It's not sold, so I'm not sure how to go about getting this house. It went to foreclosure auction, and I was there to bid on it, but it was taken off the auction block just before it was to be auctioned. Now the foreclosure auction people can't tell me how to find it either. Any help is so appreciated!

How do I buy a new home before I sell my home? I currently own my home (no mortgage) and have found a bank owned foreclosure in great shape that I want to buy to live in. To purchase the property I would have to sell mine. I want to put a large down payment with the sale of my house and have reasonable payments in the new one ( there is not a great difference in the value of the two). How does this work? Anyone made bids on a bank owned houses? The house is not in foreclosure.? The owner left the premises even though the house has been almost paid off. Now the bank is trying to sell and even though they realtor is showing the house, they are taking offers even though they have put a price on it. Any suggestions?
A bank owns a house that just came out of foreclosure in my area, why did it go from 43k to 12k? It was last sold in 2004 for 43k. Now it is priced at 12k. The realtor stated that the house is priced accordingly and that it's still "VERY" negotiable. How would he know that it's so negotiable? The assessor shows that Citifinancial owns it, but he said that a 3rd party owns it. What's that about? *The house hasn't been advertised yet. He told me about this house because I was interested in another house that was already sold. It was sold @ 43k because I checked the assessor's records. http://maps.cabellassessor.com/portal/photo.php?PARID=05++48006200000000

The way my county works, all bank-owned foreclosures are sold through a public auction that requires 20% payment at end of auction. I heard that title insurance protects against unknown liens against the property which could very well happen in this situation. Please advise I can't pay rent anymore.
What % of Foreclosures sell at Trustee Sales? My house is set to sell at a Trustee Sale on July 2nd in Nevada . I notice as I look at Foreclosure sites that some homes are Bank owned & some are listed with Realtors. Do houses generally sell at Trustee Sales?? Does anyoneknow how long I have to vacate after a trustee sale in Nevada? Any insight on this would be great!
does anyone know how to go directly through a bank to buy a foreclosure property? I have heard you can do this- and would like to forego the realtor- go directly to a bank. I know they own their foreclosures- obviously- so this has got to be a possibility. Any feedback helps. Thank you
How can I get a foreclosure list from a bank for an investor? I have an investor who wants to buy $5M in bank-owned properties in Maryland. How do I contact the banks directly? I don't know who to call...Thanks!
I had a notice from bank saying I must move out within 2 weeks. Is there any way I can delay it.? My house went into foreclosure and now owned by bank very recently.
What is the cost to repair/replace a house foundation (concrete slab) in the bay area (Saratoga, CA)? I put an offer on a bank owned foreclosure at $861K it was listed on the MLS for $860K (on zillow its worth 1.5 million). However I noticed the house (built in 1950 with concrete slab foundation, wood and stucco exterior, ranch style 1600 sq ft home on a 13000 sq lot) has many problems but I'm mostly concerned with the foundation of the house. If I buy this home I won't have much money left. And I want to know how much it would cost me to fix or replace it. I noticed the floors slope and bulge in certain areas. Any suggestions about who is really knowledgable and honest I should hire to inspect and/or fix the foundation? Because I have no idea how bad the foundation is. The house seems to be in living condition but I don't want to take any unneccessary risks. Plus because it is a foreclosure I don't have any idea what else is wrong with the property. Do you think if there is anything wrong with the house the bank would give me credits or negotiate a lower price? Thank you.
A bank owns out a house that just came out of foreclosure in my area, why did it go from 43k to 12k? It was last sold in 2004 for 43k. Now it is priced at 12k. The realtor stated that the house is priced accordingly and that it's still "VERY" negotiable. How would he know that it's so negotiable? *The house hasn't been advertised yet. He told me about this house because I was interested in another house that was already sold. It was sold @ 43k because I checked the assessor's records.
