How do I find a list of bank owned foreclosures in my area? We are looking to buy a house and have the benefit of being able to pay cash. I feel that I would be able to leverage this the most by buying a foreclosed property off a bank at a discount. Unfortunately this real estate market has made many lose their homes, we were fortunate enough not to be in the real estate market and want to take advantage of the opportunity. I am in Connecticut.
help with understanding bank owned foreclosures? If a bank owns a house that is worth 200,000 lets say. And lets also say that all that is owed on the house is 100,000. As a buyer, if I put in a bid of 115,000(to cover closing costs) is the bank going to accept this offer. I heard a rumor that all the bank wants to do is collect the money owed on the house and whatever they recieve after that, they give to the original owners. Is this true? Help clarify some of this for me. I am in the state of Texas if that makes a difference. Thanks. Ya but lets say that whatever I am offering is covering all of the banks cost, if this is so, then what's to say that the bank won't sell me the house with a low-ball price?

Questions about carrying costs for a bank-owned foreclosure property? I can’t find any internet sources on this so hopefully someone here can help. I am more than willing to do the calculations myself if someone has a formula for this. If a bank foreclosed on a mortgage that was somewhere between $150-160,000, what would it cost that bank per month in carrying costs? If you can’t give me a number, can you at least define "carrying costs?" I understand that it’s the cost of owning the home until it sells, but what items/expenses make up the actual cost? How much should I offer on this Foreclosure/Bank Owned Home? The house was built in 2000, was sold in 2002 for $144k and is now listed at $132k. The bank took ownership of the home in October of 2007 so they have been holding onto for a long time. It is owned by Wells Fargo. Comps in the area are ranging from $130-$160. What should I offer and what should I expect to pay for the home? It is located in Rockford Michigan which is north of Grand Rapids.
Why do bank owned foreclosures resell for 3 times or more than what the foreclosure was assumed? With SO many foreclosures on the market and hundreds more every day, WHY are the REO's so expensive and hard to negotiate with? Quite often that county's property appraiser's office will show what the note was bought for and the resale price is quite hefty! I tried to negotiate with Fanny Mae TWICE on 2 different properties and they stubbornly held to their selling price of 3 times over the foreclosed amount! How do I buy foreclosed home/short sale/bank owned.? I am having a really hard time buying a house. After a few weeks of trying by myself to buy a home. I have come to realize that I REALLY need an agent. I have a month to buy a home and have come across the "short sale" which can take up to 3 months. I have been approved for 200k. I have found these through a site that lists pre-foreclosures, foreclosed houses up for auctions, and bank owned properties... But it won't list the address, or anything about when the auctions are, and I have no idea who to contact if I am interested in this house without paying for the service. Most real estate agents will not help you find these either. I've been told by real estate agents in my area they do not deal with them. There's no need for a loan we are paying cash.
Backing out a bank owned foreclosure home contract? recently submitted an offer on a bank owned foreclosure home (already paid the 1000 earnest money and another 5000 dollars as required down payment), the bank accepted my offer, however, after 2 home inspections done to the house. I realized that the hidden problem with the house and the work/money I have to put into the house to make it move in ready is beyond what I can handle at this moment. I called on the listing and the realtor said the house has already had an accepted offer and that they would call me back if it doesn't sell. Can a bank refuse to look at an offer on a bank-owned foreclosure? A friend of mine has tried to submit an offer on a home that is bank owned. The bank has accepted an offer already, but my friend would like to submit a back up contract. The agent working with the bank has said that he will not submit any other offers as a back up because the bank does not have to look at any additional offers made once they have an accepted contract. Is this true? The property is in Georgia. There is currently an accepted contract on this property. I know that on property that is owned by an individual, the agent has to present ALL offers even if there is already an accepted contract. So I am just trying to find out if when a property is bank owned, the agent is exempt from having to present any other offers? Thanks to everyone who gave informative information. I just spoke with an agent who works with Wells Fargo on their foreclosed properties. He says that it is Wells Fargo's policy that if they have an accepted contract, they will not consider any other offers because they are "proceeding ahead with a positive attitude that the deal will close successfully". I, personally think it would be in their best interest to have a back up contract, but I guess due to the extra paper work a back up contract would create, they would rather not fool with it.

We are trying to buy a bank owned foreclosed home? We are interested in purchasing a home in Florida. It is a bank owned foreclosure and the asking price is $89,900. We put in an offer for $106,000 with seller paying $6,000 in closing cost so the bank will actually make $10,100 more than they were asking. As most people searching for homes now realize this is a very competitive market. They want the highest bid but we really want this house. It's the perfect size age, and it has a heated in ground pool! Has anyone had this happen to them? What was the ending result? FYI all bids needed to be in by noon today (2 hours ago) and we put ours in at 10:30 this morning. The bank (owner of home) called my realtor at 11:30 and asked if that is the highest bid and we confirmed. So I am guessing that is a good sign if they are asking. Please HELP!!! For Realtors and Brokers...can a bank owned foreclosure be sold during the grace period? Our builder/developer declared bankruptcy on the model home and remaining lots in our neighborhood. It went to Sheriff's auction in January. We have found buyers willing to pay MORE than what the bank paid for the model home at the auction but our builder won't sell it. I've asked the bank and they told me it has to go through him? Weird, since they own it now and you'd think would want to sell it. He says that he has a six month grace period to come up with the money and buy it back...he's already declared personal bankruptcy as well, so unless he wins the lotto, its not going to happen. So even though he knows there's a buyer out there, he refuses to give the asking price until July and says it's off the market until then. I've never heard of such a thing...and wonder if any experienced realtors or brokers out there can shed some light on this for me? BTW - we live in Michigan.
So, I made an offer on a bank owned foreclosure...? And, I offered 204,900, and I asked for 7500 in closing costs, which is a little more than the standard 3%. Now, another offer has been made (which I'm told is less) and there's apparently another coming in (at least). Expecting either a counter or a better offer than mine, I decided to change my offer to 210,900, which is $1000 over list price. Be real with me, I need some sound advice. What are my chances? I want a US Bank owned house that's not listed, how do I contact US bank directly? I cannot get in touch with US Bank's real estate owned department. Can you ask bank to de-winterize the home they are selling? I know the home is bank owned and as-is due to a foreclosure and they had winterized it. How do I buy a new home before I sell my home? I currently own my home (no mortgage) and have found a bank owned foreclosure in great shape that I want to buy to live in. Anyone made bids on a bank owned houses? The house is not in foreclosure.? The owner left the premises even though the house has been almost paid off. A bank owns a house that just came out of foreclosure in my area, why did it go from 43k to 12k? It was last sold in 2004 for 43k. Now it is priced at 12k. The realtor stated that the house is priced accordingly and that it's still "VERY" negotiable. How would he know that it's so negotiable? What is the cost to repair/replace a house foundation (concrete slab) in the bay area (Saratoga, CA)? I put an offer on a bank owned foreclosure at $861K it was listed on the MLS for $860K (on zillow its worth 1.5 million). However I noticed the house (built in 1950 with concrete slab foundation, wood and stucco exterior, ranch style 1600 sq ft home on a 13000 sq lot) has many problems but I'm mostly concerned with the foundation of the house. If I buy this home I won't have much money left. And I want to know how much it would cost me to fix or replace it. I noticed the floors slope and bulge in certain areas. Any suggestions about who is really knowledgable and honest I should hire to inspect and/or fix the foundation? Because I have no idea how bad the foundation is. The house seems to be in living condition but I don't want to take any unneccessary risks. Plus because it is a foreclosure I don't have any idea what else is wrong with the property. Do you think if there is anything wrong with the house the bank would give me credits or negotiate a lower price? Thank you.
