Foreclosed Properties? I'm looking to purchase a foreclosed property at a sheriff's auction. The sheriff said it is my responsibility to find out if there are any liens or additional costs associated with the house. Does anybody know how you go about finding this information out? Is there a way to find this out without having to pay an attorney to do it?

Do Real Estate Agents not like to show buyers foreclosed properties? We've been working with a real estate agent and every time I bring up exploring foreclosed properties in the area, she "stonewalls" us and says there aren;t opportunities (which I know is bs). Does she not get a good commission on foreclosed properties? I've told her we have plenty of time to wait out a foreclosure if the potential deal is worth it.

Is Wells Fargo Currently Not Approving Loans For Foreclosed Properties? I was recently pre-approved for an FHA loan through Wells Fargo, only to hear afterwards that WF has a "freeze' on financing foreclosed properties for some reason. Does anyone know anything about this? My local mortgage specialist was the one who told me that. Something about the foreclosures needing to be on the market for at least 12 months before they will finance.

What to charge for cleaning foreclosed properties? My wife & I own a cleaning business. We offer residential & office cleaning. I recently came across the "Foreclosure Cleaning" business idea and want to know, how much should we charge? I know I need to do a walk thru before I give an estimate, but, well I want to be fair to the client and to us. All input is welcome, especially if you have done this in another area of the country.

I have looked into that and found that my best bet with my current situation would likely be to purchase a home that's been foreclosed on. I have found a site that lists upcoming f/c auctions, but I don't know anything about how to determine if its' a good deal or not - for instance, this site lists the loan balance, the final judgement and the judge's assessment. Is there a course you can take on buying foreclosed properties, or a website to teach me how to figure the worth of the home versus the amount owed on it - and most especially how to get a ballpark of what's owed based on the figures I just mentioned. I know I'd need a title search on any home for protection, but I don't even want to initiate one without knowing how much is expected without looking for other liens. Hope this makes sense.
Is there a catch to rent-to-own foreclosed properties? My fiance and I are thinking about taking over payments of a pre-foreclosed home. This seems to be a way towards owning a home with no down payment and low monthly payments. We're thinking the catch is that we will have to pay the past due fees of the previous owner and also deal with the higher finance rate. Though if that's the case we'd just try to refinance. Does anyone know how this works?

Is it illegal for a Realtor to buy pre foreclosed properties? I have a buddy that negotiated? with the owner who was in default, the property was valued at about 1 million, my buddy paid about 35k that was in default and gave the guy 10k to save his credit, the guy put the title under my buddies name, so now he is selling it at a big profit of about 150k after all expenses, is it illegal? licensed or not licensed in real estate can you do these types of arangements?

I have been noticing foreclosed properties selling for well below bargain basement prices and wondered what the catch is (if any). Houses selling for under 2K up to two , three million dollars and more. My big question is this: Is the amount listed the balance remaining to be payed on the mortgage or is it the amount that the homeowner is behind in payments?

When purchasing foreclosed properties who is responsible for eviction processes? I'm trying to learn as much as I can about foreclosures and there is a few questions I cant seem to get answered. 1. If I buy a "mortgage" at an auction and the redemption period is 6 months, will the house be occupied until those 6 months are up and I notify the occupants that they have to leave? 2. what if during those 6 months the occupants file for bankruptcy what happens to the mortgage I bought at the auction?
