Is it possible to get FHA (HUD) loan after foreclosure and bankruptcy on a VA Loan? I had a Veterans Loan foreclosed on 3-6 months ago and ended up filing bankruptcy (chapter 7) which will be discharged on 6-1-10. The court abandoned all interest from the government and my creditors through the bankruptcy. My reason for the foreclosure and bankruptcy was loss of a spouse's job and medical expenses from a sick child. Will I be able to get another loan through FHA (Hud) with a foreclosure on a VA loan on my record since the loan was discharged through the bankruptcy court?

Question about HUD housing and buying foreclosures? My husband and I put in a bid last week for a home that was opening at a minimum bid of a certain amount. We put in a bid for $8,000 more than the minimum amount and won the bid. We were very excited until this evening when the realtor called and told us that instead of the initial closing cost, she just received word that included with the closing cost we will now have to bring an additional $5,000 to the table. It turns out that we bid higher than what the government appraiser has appraised the home for, and now we have to make up for the difference. If we would have known what the appraisal was to begin with than we would have stayed much closer (they don't disclose the gvmt appraisal before purchase). And just to put the icing on the cake.....my county appraisal district has the house and property appraised at $70,000 more than the government! Im not even kidding! Am I paying for Fanny and Freddy's screwing up or what? I mean is this really the American dream? The county government over appraises so I have to pay more taxes and the government appraise conveniently under appraises so that we have to pay the difference. Are there any realtors, brokers or mortgage advisers who can give me some guidance on how to fight these cost back down? This house has been through the HUD process twice.. now I know why. Any help?

How long does it take to close on a foreclosure home owned by HUD? 60 days? Our offer was accepted on a HUD home May 7th. We are STILL waiting on a closing date almost 2 months later. They have had all of our info for weeks now, just waiting on the government, per our realtor. What is the deal??? Why is it taking so long? I know it's the gov't, but GEEZ! Do you really need title insurance on a foreclosed house? For example HUD recommends that a buyer of the HUD foreclose gets a title insurance. Why? Isn’t that redundant? Also, I know some lenders that require buyers to get a title insurance on a government foreclosure. I understand that on bank foreclosure it is necessary to have title insurance. But why on a government foreclosure? My understanding was that all the lens are dropped when you buy a government foreclosure.

Mortgage down payment help? After many years, a house that my wife and I love has finally come up for sale. It is a HUD foreclosure, and it is $16,000 cheaper than it was the first tie it was for sale. My local bank will finance all but $1,300. My problem is that while the monthly payments will be around $100 cheaper than my current rent, I have no savings. My total cash payout at closing would be about $4,500, all of which I don't have. I read that the government no longer allows "charitable" help with down payment/Closing costs. Does anyone know of any other sources for help?

This is a question about Hurricane Katrina.? These facts below I displayed to support my question. Why did our government choose to send trailers to Atlanta snd store ice when they coudl have used HUD to get people in the empty homes. You have an entire govenrment staff already in place selling hud homes. Why not have them get these people into a HUD Home. 1-You have staff in place 2- Any home lived in is an improvement compared to an empty home. 3- a percentage of people would become acclimated to that community and stay in the home in which case a Fannie Mae or other loan would be available to finance that home. 4. Should stimulus funds be used to allow developers to buy foreclosed houses? The stimulus provided $2 billion for HUD's new Neighborhood Stabilization Program that provides funds to state and local governments to acquire and redevelop foreclosed properties that might otherwise become sources of abandonment and blight within their communities. These funds are in addition to the $3.9 billion provided for the same program in the Housing and Economic Recovery Act of 2008 (enacted last July). While HUD has yet to distribute the $2 billion provided in the stimulus, a recent review by the Los Angeles Times of a similar program launched in 1998 indicates what kind of results we might have to look forward to: Congress launched the program in 1998 to clear the Department of Housing and Urban Development's books of foreclosures and provide affordable housing. If we default on an Calif FHA loan for purpose of 'strategic foreclosure', what are long/short term impact? Originally purchased Manufactured Home in 2000 in California. Non-predatory lending, put 5% down for 120,000 home (3BD/2BA). We refinanced for lower (fixed) rate in '08, w/ payoff of 3 credit cards & some cash out. Current loan balance is $170,000... but other manufactured homes are Short-Selling for $75K or less... and some are selling REO at $14,000!!!! At this rate -- we know we won't see recovery for 30+ years (we won't live that long). We do NOT qualify for Short Sale (we tried), bank will not lower rate (which isn't really the problem). We technically CAN afford our monthly payment -- HOWEVER, our home is on a Land-Leased program, where we pay IN ADDITION to the mortgage..... $650 per month!!! Since we are approaching our 10 year mark living here --- the Land Lease is jumping UP to $924!!!! We have 5 kids (ages 14 - 4) and we feel like we are throwing GOOD MONEY at BAD. We know the 7-year rule about credit damage... but frankly - that is easier to swallow than 30+ years... and leaving a burden for our children. By foreclosing and choosing to RENT -- we can save money for our kids college education... rather than throw underwater-mortgage money PLUS land lease rent away each month for something will will NEVER own. Refinance was 82/18, so it is FHA technically. Bank will recoup from FHA, but can/will FHA/HUD seek DEFICIENCY JUDGMENT since government programs are not bound by Calif Law (ie, non-recourse)??? Often with a refinance there is an equity withdrawal sometimes called a "cash out" refinance. A recourse loan means that the bank or lender now has recourse from the homeowner. In the state of California the bank or lender typically foreclosure by Deed of Trust or Non-Judicial foreclosure. Therefore the 'recourse' isn't typically pursued with a Non-Judicial Foreclosure for a lender in first position, even with a 'recourse' loan.
