How can I get started in buying foreclosures/hud properties without a lot of money saved up? My husband and I would really like to get into buying foreclosed, pre-foreclosed, and hud houses to flip them. The problem is- we already have a mortgage and only have about 10K in the bank. I've heard that you have to have cash to buy auctioned homes. Are there foreclosed homes you can get a loan for? I'm just learning about this so any advice about how we can finance this would be greatly appreciated.
How do I find REO and foreclosures in my area? I want to buy a house, but with my credit and the amount I want to pay a month, I need lower prices. I also can't buy a condo due to the FHA we are approved for. I want to be able to make a profit by buying it cheap as a foreclosure and then resell when and if the market goes sky rocketing in California again. Please help me find good and accurate websites with HUD foreclosures and REO properties so I may buy a house.
Is it possible to get FHA (HUD) loan after foreclosure and bankruptcy on a VA Loan? I had a Veterans Loan foreclosed on 3-6 months ago and ended up filing bankruptcy (chapter 7) which will be discharged on 6-1-10. The court abandoned all interest from the government and my creditors through the bankruptcy. My reason for the foreclosure and bankruptcy was loss of a spouse's job and medical expenses from a sick child. Will I be able to get another loan through FHA (Hud) with a foreclosure on a VA loan on my record since the loan was discharged through the bankruptcy court?

I visited a site and it said it has foreclosure houses for sale,but I realized that all that houses are HUD homes.I visited another site that said that they have foreclosure houses for sale and all houses were foreclosures.Are foreclosure houses and HUD houses the same.Where can I find REO houses for sale?
what is the average income for a Foreclosure/Hud clean out business? I'm looking to start contracting with vendors in this area. i've done some research and i keep on seeing ads saying "Earn $1000-$3000 a day!" i don't think that's any where near realistic, obviously. I was wondering if anyone knew the average REAL income is for a business in this field.
Question about HUD housing and buying foreclosures? My husband and I put in a bid last week for a home that was opening at a minimum bid of a certain amount. We put in a bid for $8,000 more than the minimum amount and won the bid. We were very excited until this evening when the realtor called and told us that instead of the initial closing cost, she just received word that included with the closing cost we will now have to bring an additional $5,000 to the table. It turns out that we bid higher than what the government appraiser has appraised the home for, and now we have to make up for the difference. If we would have known what the appraisal was to begin with than we would have stayed much closer (they don't disclose the gvmt appraisal before purchase). And just to put the icing on the cake.....my county appraisal district has the house and property appraised at $70,000 more than the government! Im not even kidding! Am I paying for Fanny and Freddy's screwing up or what? I mean is this really the American dream? The county government over appraises so I have to pay more taxes and the government appraise conveniently under appraises so that we have to pay the difference. Are there any realtors, brokers or mortgage advisers who can give me some guidance on how to fight these cost back down? This house has been through the HUD process twice.. now I know why. Any help?
How long does it take to close on a foreclosure home owned by HUD? 60 days? Our offer was accepted on a HUD home May 7th. We are STILL waiting on a closing date almost 2 months later. They have had all of our info for weeks now, just waiting on the government, per our realtor. What is the deal??? Why is it taking so long? I know it's the gov't, but GEEZ! Buying HUD homes shortly after foreclosure? I looked at a housethat was empty for 8 months and it's only been on the market for 30 days. I soon realized that it was a HUD home when my realtor didn't have much information on it. I am wondering if these homes are able to be purchased in less time of being deserted from the original rather than sitting empty rotting to say.
HUD foreclosure question? How long do you have to make a HUD foreclosure your primary residence during the noninvestor sales period? I did not ask, WHEN can I occupy it, I asked HOW LONG am I contractually obligated to occupy it as a primary residence as in before I turn it into a rental.
Has anyone ever bought a home from HUD? Okay, the house I am looking to buy is a HUD home and it is also a foreclosure. It is about 75 years old and much of it is newly remodeled but it still needs a lot of work, definitely a new roof and the whole house probably needs replumbed. A lot of the rooms need carpet as there is none. The asking price is 50 grand. I guess what I am asking would 25 grand be to low of an opening bid for them to even talk to me? Like stated earlier it is a pretty descent house as far as foreclosures go, but I will still have to put about 20 grand into it before i can move in. I dont want to lowball them so bad they wont talk to me but at the same time i dont really want to pay more than 30 G for this house. Any thoughts out there from homeowners, or HUD/Foreclosure homeowners especially? Okay, to be more speciffic we already have a realtor and i dont trust any realtor because they just want my money, just like any business. I have an issue with the Realtor on a HUD offer for a foreclosure.? Here are the Facts: A realtor submitted an offer for me to purchase a HUD foreclosure. I won the bid. I submitted the contract and earnest money. I am now informed that I did not win the bid, based on the realtor not submitting the request for their commission. It is being suggested that " I " pay 3% to cover for this error, so they get paid. They are really trying to push my sympathy buttons to agree to this, which i refuse to do. Do I not have a binding contract at this point ( contract & earnest money paid)? Any advice or suggestions? My understanding is that the commission comes from seller, not the buyer, but due to the bureaucracy of HUD, they just lost out.
How long does it take for a Bank Owned Property to be listed on HUD.gov? I have found a house that has gone through the foreclosure process and is now bank owned or REO. Called the bank, which said it is an investment property. Got the contact information and was told the house is going to HUD. The house is not listed on HUD.gov. So, how long will it take for the house to be listed on HUD.gov?

How does HUD get REO single family homes? Reading through the HUD web site I see that HUD homes sold through realtors don't necessarily qualify for FHA loans, so presumably the buyer shops around for a loan through the usual sources. So how does HUD end up owning these homes after a foreclosure? As an investor rather than an owner/occupier, can I still bid on single family homes for rental income?
Where to find foreclosures with little down payment? Every site I've found has trial periods (requiring credit card info), then a monthly charge. How can I find foreclosures/REO's, pre-foreclosures, HUD, etc. without up front fees or realtor? I've tried Craigslist & Ebay, but not much comes up. I'm also open to picking up rentals & sub leasing. A couple of local realtors found a few around here, but I'm not having much luck on my own. What's the secret? Is this info available to realtors only? A real estate co. in CA has the best site I've found (although trial to fee-based) All of the properties are mapped out clearly, with thumbnails- you just can't get the details unless you join. What's a HUD case mean for a house listing? I found a house listed for sale online and it says it's a HUD case, does that mean it's really crappy inside? Or does that mean it's owned by HUD as opposed to a bank like a foreclosure? How does a house become a HUD house?
HUD forclosure home - Escrow? Im awaiting to close on a HUD foreclosure home that we are buying. Its a cash transaction. Online the lisitng had a couple items like new garage door, ect. And had prices and an escrow acct of about 1200.00. What is that for? Will I be getting that when we close? TIA No morgage we are buying the house cash.
HUD house- What's the likelihood of this bid being accepted? We've found a very lovely little house that we would really like to have after almost 4 months of finding something and just before we were ready to make an offer, the house sold. It's a HUD foreclosure house for 27,000. It's been on the market for at least 3 months, probably longer- they've already reduced the price 3,000 over the past month or so. The house is nearly perfect except for a few minor holes in the walls and the one glaringly obvious flaw... its previous owners left their dogs behind when they left. The smell literally made the realtor who was showing us the house step back outside as a first reaction when she opened the door and took a step inside. It reeks to the point I doubt many people would want this place. We still do, it's the best thing we've seen in a long time and pulling the carpets and putting down laminate would be best for us anyway. We've been approved for up to 20,000 on a loan and could go a bit more if necessary and the bank felt the property was worth it- this one's appraised at 49,000, and we'd like to stay in the 20,000 range to keep the payments low enough we can guarantee we make them. We wouldn't have even looked at this place if we hadn't been told that HUD does seriously deep discounts sometimes on houses. How likely is it that we could bid 20,000 on this house and get it? I know it's all a numbers game with HUD, trying to recoup losses. How much, if the 20,000 wouldn't be enough, would we need to bid? So far no one's been bidding on the place. No, I said every other house we've looked at and were getting close to bidding on has sold. It's gotten bad enough that we've started joking that realtors just need to convince us we want something to make it sell to someone else. We don't know if they just left their dogs there for a while unattended when they were moving and didn't care what they did or if they literally abandoned them. I'm very sure if they abandoned them that the realtors or someone would've reported them. This area is pretty pro-animal care.
HUD 1 Tax deductions for property using Turbo Tax? I purchased a home last year and am using Turbo Tax (Home & Business) to file my taxes. My first question is what line items from my HUD 1 are tax deductible? Second question is will Turbo Tax prompt me for these or how are these entered in it? Last question is are repairs or upgrades that were done to the home prior to moving in tax deductible? (The home was a foreclosure but most of the changes were improvements). Will it prompt me for a specific line item or how will I know what to enter where?
Does HUD replace stolen applicances that were present at bid contract signing but have been stolen since? I bidded on a HUD foreclosure. At that present time, there was a stove and fridge present. HUD accepted the bid and I signed the initial contract on the property. Now its a few days later, go in today to do home inspection and they have been stolen! Does HUD have to replace these since I was taking the home "as is" which included the appliances and since the property is HUDs, they should have secured it better. Someone please help! HUD vs Foreclosure home? I would like to know what is the difference between the two and which is a better deal to get a home in a nicer neighborhood. I'm not worried about doing minor/moderate repairs. But which is better in terms of getting a nicer home in the best neighborhood possible and a better investment in the long run?
A Broker said "Stay away from foreclosure or HUD houses" if I have this type of FHA loan! Why? I can not get FHA 203K because my credit score is ony 608. The lender let me borrow FHA insured loan; unfortunately, not FHA 203K. I understand that because 203k is uninsured loan. Now, I see another HUD house is required for FHA 203b insured loan with Escrow Amount. I have regular FHA insured loan I thought it was okay; nevertheless, the broker told me that I should stay away from HUD houses or any foreclosure house because regular FHA insured loan won't pay for it. She told me that I could only find the Individual Ownership House only. Can anybody PLEASE tell me why FHA Insured Loan is not qualified for the HUD house that accept FHA Insured Loan 203b with Escrow Fund? 10 points for best answer! Thanks for your help.
Questions about buying a hud home? My husband and I want to purchase a home through FHA. We qualify and have money to put down. So far we haven't had much luck in finding what we want. I'm not being picky. I don't care about cosmetic flaws. Just want a certain number of bed, bath and garage, etc. There is a hud home that opened up in our area. It looks like it might be something we would to look at. My realtor keeps telling me that she doesn't advise showing us foreclosures or hud homes cause they are usually nothing but problems and most of the time FHA will not approve them. Yet I keep reading that they can be a great opportunity. If we were to look at this home, would we bid on it first and then if approved, get an inspection? How does the process work? I know the realtor has to be registered and I'm guessing mine isn't. Is it worth checking out? Thanks!!

$5k House - Foreclosure - HUD - Downside? Hey, My friend and I are looking to buy our first piece of property. We are looking at foreclosed homes from 5K-15K. We are both 20 year old college students, and can put cash down on the place. We have always wanted to buy a piece of property by the time we are 21. We would spend this summer fixing the place up ourselves and then hopefully renting it out. The tax on the house is ~450$ a year. We can deall with that. We dont see much of a downside to this. We will learn the real estate market a bit better, we will use trial and error to fix the place up ourselves, we will own a house that we paid cash for, hopefully we will be able to rent it out and if not we hold on to the house - pay the taxes every year - and then in a couple years sell the house for a profit (i cant see the property going below 5k$). And in the end its only $5K to say we own a house. Any suggestions on what to look for in buying? The downsides? Thanks I also just found out that this house sold for 50K in 2008. Need help from HUD experts please? I have a 1 yr. lease on a fairly new home with 2 other people on the lease with me. We are in the 8th month now and we all have plans to end it after the year is up. Last week, and just today, we received in the mail a notice titled "Notice of HUD Rights" from a company called National Foreclosure Relief based in NV (addressed to the landlord/homeowner). At first, I thought this was some type of solicitation and threw the first one away. It states that the notice is not an attempt to collect a debt but that the time to enter into a repayment plan is running out. On the back is states: "As of Jan. 19, 2001, the US. Department of Urban Development mandated that all borrowers who had loans governed by their loss mitigation guidelines be informed as to their rights to repayment programs."... The Homeowners have other properties they manage/lease aside from working in separate professions. I am almost certain that if a foreclosure is of concern then they would know about it. My question is that if there is a foreclosure, do they have to give us a month notice or can they simply tell us to leave at any time? The agency would not tell me anything but instead tried to get me to go to a website and pay 29.95 to get information from 'legal experts' who could tell me what my options were. It all sounds like a gimmick to me. Can anyone clarify this for us? Michigan Mortgage / Bad Credit / HUD homes / HELP!!? My husband is in Michigan waiting to immigrate us from Canada. He earns approx $3200 net per month, has been at the same job since Nov 2007, but in the same LINE of work for over 10 yrs (owned his own business for approx 5 yrs during that time). He scored at approximately 600 on his credit reports due to old problems with his business. It shows $11,000 indebtedness on the report. How can he qualify to take advantage of Michigan's foreclosures and purchase a HUD home through FHA with the $100 downpayment program. Should he take the MSHDA pre-purchase credit repair course first? How long are these courses and do they make a difference to lenders? We need to get pre-approval for the mortgage in writing and will have the $1000 EMD and $100 downpayment as required by FHA. Unfortunately, since I'm still in Canada with the kids, I can't be added to the mortgage application until after November..and we have to be IN a new place by mid-January when the kids move over.
Should we take a HUD loan to rescue our foreclosure? My husband bought our home before we were married back in 2005 when everyone was telling us to ‘hurry up and buy!” Over the years our payments went up, the first time was because when we refinanced with Countrywide they made a ‘mistake’ on our escrow payment and the other two were interest rate increases. Our payments got too high so we entered a forbearance program. The program was for a limited time and after it ended we continued to struggle. Counrtywide had NO options for us so we just paid what we could, usually about half of our mortgage. Most people would have stopped paying and saved their money but we were trying to show effort (dumb). We started getting foreclosure notices and prepared for the inevitable. We talked to a number of professionals and it seemed we had no options. After receiving a slew of foreclosure notices we lined up a rental, made or security deposits and signed a lease. This week, we packed up our entire home, we even let our friend come dig up the plants and trees we had put in over the years. Yesterday, Countrywide calls us, due to the bail out they can offer us help now…..ARGH! I should be excited but what am I supposed to do now? They want to see if we qualify for a HUD loan. Is a HUD loan worth it? What if after 5 years we go to sell and there is a small to no profit? What if after giving them the 50% we are not left with enough to buy again? Would it be better to rent for substantially less and save during those five years? I feel like we have continued to do the right thing but kept getting screwed. Now I am scared to follow up on this option and I feel helpless. We put a lot of money into this fixer upper and it breaks my heart to let it go but is it worth it to keep holding on? At this point what am I holding onto? The house is worth less now all fixed up then what we paid for it in an unlivable state. What would you do?
Where can I find a real estate agent that sells pre & foreclosures in Washingon D.C. metro area & Norther VA? I've been told to go to a local court house, if its true, what do I need to bring? do they have it online? I have bad credit and I know I won't be able to pay the $250k and up in this area, but I can't stand living in a room with my husband at my sisters house anymore!! Has anyone bought a house with Hud's $100 down program? I'm in the middle of buying a foreclosure with hud's $100 down program. I was told hud will pay my closing costs at %3 of the purchase price of the house which is $57,000! My earnest money was $1000. I found a real deal on a nice home. The process has just been too easy and I'm nervous. I feel like something will bite me in the butt at any moment! I'm wondering what to expect at the closing. I don't want to be hit with any unexpected costs. Has anyone gone through the process?
How can I reach people to help them keep their home? Of course, I know that lenders cannot give out details of borrowers who are behind in their payments, but as a real estate broker for over 20 years, along with additional experience as an AVP over collections, foreclosures and REO, I feel that the biggest help we can give homeowners right now is helping them stay in their homes. HUD recently came out with a stat that 80% of the people that lost their homes had never spoken to their lender...someone has to get the word out and help these people!
HUD Neighborhood Stabilization Program Grants? Hey guys, How do I get HUD grants? I heard that HUD lately is more open to giving home grants to individuals or organizations to help stabilize the current economy and flurry of foreclosures. I know they have a NSP, Neighborhood Stabilization Program, that has billions ready to help U.S. citizens to buy, renovate and finally sell or live in a home. So where exactly do I apply for this? How do I get in on the foreclosure home action? I live in South Carolina and would love to know if there are any decent foreclosure homes in my area. But everytime I try to look something up online (Hud, etc.) they want a fee or a free trial... provided I give them my credit card number. Is there a bank I could contact, or maybe police auction?
How do I claim (back) property taxes we paid on a foreclosure? We purchased a foreclosure in November of 2008. We paid substantial back property taxes on the new home. We did not receive a 1098 form for this portion of our property taxes. Our lender is saying to use our HUD statement to show the back taxes. I'm afraid the IRS does not have records we paid those taxes. How do I file to reflect this payment we made?

If a home has been foreclosed how is the original owner responsible for back taxes? I asked a question about HUD homes earlier and I got a wonderful answer. But in the case of foreclosure, how is the old owner responsible for back taxes? Obviously they had to walk away from the home so how would they be responsible to pay any back taxes owed? PLUS I want to KNOW what back taxes are owed BEFORE I buy a foreclosed home...
Foreclosure bail out question.? The solution to foreclosure is not hand outs to banks or mortgagees and definitely not speculators. The source of the problems must be dealt with. In my case no medical insurance aggravated by unwillingness of mortgage company to take additional payments to make up for missed payment when medical expenses for the month prevented payment. Job loss must be dealt with. Not handing 15,000 to banks and speculators. Also why was I unable to get any assistance in obtaining health care, health care ins, job or preventing foreclosure. When I called HUD for help they told me if the problem was because of lack of health care and cost of prescriptions they could not help. Why? Evidently we pay an organization already to help in these matters why didn't they?

My familly included my child have no health insurance at all in a country where its hospitals ask for fees from the patients and chase you with its bills!!! Know About HUD? We owned a home, we sold it to someone who was able to help us beat foreclosure. This was over 8 years ago. We just received a bill from HUD for $3000. Are we responsible for this or should the title company have caught this?
Do you really need title insurance on a foreclosed house? For example HUD recommends that a buyer of the HUD foreclose gets a title insurance. Why? Isn’t that redundant? Also, I know some lenders that require buyers to get a title insurance on a government foreclosure. I understand that on bank foreclosure it is necessary to have title insurance. But why on a government foreclosure? My understanding was that all the lens are dropped when you buy a government foreclosure.
Orange tree that needs help? I have two mature orange trees that need TLC. Please help; I do not know much about taking care of trees. I just bought this home about 6 months ago it was a HUD foreclosure and from my understanding by the neighbor the house sat empty for 2 years and other then rain water, they were not watered during this time. I live in Arizona with summer temps of 110+ with every little rain. There are every little leaves on the tree. It had some fruit on the tree but they where every small (about size of a golf ball) my neighbor also said that the fruit at one time was every large. Also at the ground level the bark is peeling off. I have been watering them about twice a week it is summer. Other then that I have not done any thing else. Is there some thing that I can do or is it to late.
How can I ask Countrywide to waive the "pre-payment" penalty or the past due to decrease the closing cost? !!! Hi friends, I just sold my house FINALLY!!! But on Friday I have to sign out and the HUD just came with a "prepayment penalty" 12k and a late charge of past due payments of over 11k. If I dont close on Friday, this mortgage will be at Foreclosure and the bank will loose !!! but they dont want to waive of these costs for no reason and I just dont have the cash for all these costs!!!! Please help!!! what do you recommend me to ask this bank? They are saying NO, NO, NO all the time without thinking that they will loose more on foreclosure than waiving something .. they are just stupid and that is why they are almost broke !!! please help me here !! How can I make them WAIVE OFF some of these costs ???? I tried to talk to them since my buyer has to buy on Friday but still they are saying NO and that they have process and NO options. I went to managers and they just DONT CARE to have another foreclosure !!! I am tired of explaining that to them but they keep brushing me and transfering me over and over ... I cant believe that they dont want to deal with me here.

I have a 100k+ in the bank (investments); I want to buy ( first home ) a small inexpensive house in the mountains. and will most likely sell in 2 -5 years (or rent depending on location) I will most likely inject another 5-10k in the property for modern upgrades. What would suit me best ? 30ymortgage? 15yr, or ARM? And what program would be my best target ? FHA, HUD, Foreclosure?? I am not too picky and I have the abilities to do major renovations. This property will most likely be in the Johnson city TN. area. And it is possible I might consider another (affordable) property in another state ( the following year for business). Now, what are my options and how can I least affect my bank investments. ONE last item how much should I put down? 20%+ (to cancel the PMI??)or is it worth it? I am making roughly 8.8% on all my bank investments. Thanks !
What happens to my hud loan? I'am currently in the process of buying a new home,i'm going to keep mycurrent home and rent it out but i'm really nervous that if for some reason the tenants i have renting decide to stop paying for the rent and i exhaust all my extra money into paying for to homes my home will go into foreclosure which i hope never happens.I have a silent second through hud for $25,000 what happens to this loan that i'm suppose to pay back at the sell of the house?but if my home goe's into foreclosure what actions can they take against me to get that money back if ,can they go after my new home?
First Time Home Buyers? My hubby and I are ready to buy our first home. We just want to make sure we don't get taken advantage of or screwed over in the process. Any advice on this? We are not too concerned about the loan process b/c he is in the Air Force and we are getting a VA loan at a low FIXED rate. Any tips on finding the perfect house? We have seen a lot of HUD foreclosure homes, are those bad to get into? When I think of HUD I think of assisted living, but come to find out the previous owners just had FHA loans and they foreclosed and the homes went to HUD. Any tips/advice at all will be appreciated! Re-location ? I have a family of three members and we are looking for an apartement in DC metrolpolitan area? I have to move before the end of August becuase my house is on the Foreclosure. I am looking for apartment since about 2 months in DC Metroploitan area and payed for several applications to qualify for any apartment!!Unfortuntely, no one accept me and my family of three members where we are still living on our savings and we have no income since my husband discharged from his work.. I tried HUD but they are really uncooperative and unhelpful . Please guide me where to go without using abusive langauge in your comments 'coz I alreay have had enough, and thanks in advance.
Need help, trying to close on a house with BOA and nothing but problems :(? Here's where I'm at: I'm trying to buy a HUD foreclosure through Bank of America. Your given 60 days to close the contract through HUD. I am coming up on 60 days. When BOA did the appraisal they said there was inadequate heat. I got an estimate from a heating contractor to remedy the issue (install wall furnace) and they said everything was fine. I'm on septic and NOTHING has been said about it. I was under the impression that it needed to be tested/inspected before a loan will be approved. I'm running out of time to appease the banks requirements, even if I get an extention. Like i said they havent said anything YET. Currently I'm just waiting for the bank to find representation to close the deal. I keep asking if there's "anything else I need to do before closing" and keep getting an answer of no. I'm just worried their going to bring up the septic at the last minute before I close, and I won't have time to remedy the problem, if there is one. Any help out there!? I am not trying to be reactive towards the system. The fact is I'm getting a steal on the house, and have no problem taking a home equity loan out, if there happens to be an issue with the septic. I'll have plenty of equity in the house at closing, I'm just worried that time may not come, and I'll lose my down payment and chance at a great deal on the house! And no, it is not an FHA insured mortgage, just a conventional through BOA. If anyone cares to look, or has the time. Do the carpet cleaners work that you rent at the grocery store? I live in Austin TX. I just bought a home (HUD foreclosure) & the carpet is yuk! I'm hoping to pull it up soon (begining of 2008) but in the meantime I have to clean it somehow! I think the previous owners had pets or something, I don't know how anyone can get a carpet THAT dirty! My question: Has anyone used those carpet cleaner rental thingies you rent at the grocery store (or anywhere, I don't know what they're called but they're those bulky red/blak cleaners.. Any suggestions on getting the funk out? My whole house STINKS & I think it's coming from the carpet.. if it's not.. then I'm SOL!

Am real estate agent wanting to list Fannie Mae, Freddie Mac Foreclosed houses? If someone could direct me to applications for RE agents to fill out to list foreclosed properties for Fannie Mae, Citi Bank, Countrywide, etc. I dont understand how only certain RE company in a town list all the foreclosed properties from these mortgage entities. When a Fannie Mae loan is defaulted on and they get it back and want to sell it, I would like to be the agent or one of the agents that they call in my area (North LA) to list the home for sell. ALSO I would like to sign up with FANNIE MAE as Property Preservation Specialist to maintain these homes, such as lawn care, winterizaions, damage assessment during foreclosure. I have scoured Fannie Maes website and can not find one place that helps me. Also need find the Fannie Mae guidelines on property preservation such as a handbook outlining their requirements to be done. I also need to find HUDS guidelines and would like to be Agent in my area to list HUD Homes. Is it true, u have to knw peple in hgh places to get in.
