Do HUD houses and foreclosures take a lot longer to process when buying? Ones that do not have major repair work to be done.
How can I get started in buying foreclosures/hud properties without a lot of money saved up? My husband and I would really like to get into buying foreclosed, pre-foreclosed, and hud houses to flip them. The problem is- we already have a mortgage and only have about 10K in the bank. I've heard that you have to have cash to buy auctioned homes. Are there foreclosed homes you can get a loan for? I'm just learning about this so any advice about how we can finance this would be greatly appreciated.
What is the difference between forclosure,REO and HUD? I visited a site and it said it has foreclosure houses for sale,but I realized that all that houses are HUD homes.I visited another site that said that they have foreclosure houses for sale and all houses were foreclosures.Are foreclosure houses and HUD houses the same.Where can I find REO houses for sale?
A Broker said "Stay away from foreclosure or HUD houses" if I have this type of FHA loan! Why? I can not get FHA 203K because my credit score is ony 608. The lender let me borrow FHA insured loan; unfortunately, not FHA 203K. I understand that because 203k is uninsured loan. Now, I see another HUD house is required for FHA 203b insured loan with Escrow Amount. I have regular FHA insured loan I thought it was okay; nevertheless, the broker told me that I should stay away from HUD houses or any foreclosure house because regular FHA insured loan won't pay for it. She told me that I could only find the Individual Ownership House only. Can anybody PLEASE tell me why FHA Insured Loan is not qualified for the HUD house that accept FHA Insured Loan 203b with Escrow Fund? 10 points for best answer! Thanks for your help.

Question about HUD housing and buying foreclosures? My husband and I put in a bid last week for a home that was opening at a minimum bid of a certain amount. We put in a bid for $8,000 more than the minimum amount and won the bid. We were very excited until this evening when the realtor called and told us that instead of the initial closing cost, she just received word that included with the closing cost we will now have to bring an additional $5,000 to the table. It turns out that we bid higher than what the government appraiser has appraised the home for, and now we have to make up for the difference. If we would have known what the appraisal was to begin with than we would have stayed much closer (they don't disclose the gvmt appraisal before purchase). And just to put the icing on the cake.....my county appraisal district has the house and property appraised at $70,000 more than the government! Im not even kidding! Am I paying for Fanny and Freddy's screwing up or what? I mean is this really the American dream? The county government over appraises so I have to pay more taxes and the government appraise conveniently under appraises so that we have to pay the difference. Are there any realtors, brokers or mortgage advisers who can give me some guidance on how to fight these cost back down? This house has been through the HUD process twice.. now I know why. Any help?
HUD house- What's the likelihood of this bid being accepted? We've found a very lovely little house that we would really like to have after almost 4 months of finding something and just before we were ready to make an offer, the house sold. It's a HUD foreclosure house for 27,000. It's been on the market for at least 3 months, probably longer- they've already reduced the price 3,000 over the past month or so. The house is nearly perfect except for a few minor holes in the walls and the one glaringly obvious flaw... its previous owners left their dogs behind when they left. The smell literally made the realtor who was showing us the house step back outside as a first reaction when she opened the door and took a step inside. It reeks to the point I doubt many people would want this place. We still do, it's the best thing we've seen in a long time and pulling the carpets and putting down laminate would be best for us anyway. We've been approved for up to 20,000 on a loan and could go a bit more if necessary and the bank felt the property was worth it- this one's appraised at 49,000, and we'd like to stay in the 20,000 range to keep the payments low enough we can guarantee we make them. We wouldn't have even looked at this place if we hadn't been told that HUD does seriously deep discounts sometimes on houses. How likely is it that we could bid 20,000 on this house and get it? I know it's all a numbers game with HUD, trying to recoup losses. How much, if the 20,000 wouldn't be enough, would we need to bid? So far no one's been bidding on the place. No, I said every other house we've looked at and were getting close to bidding on has sold. It's gotten bad enough that we've started joking that realtors just need to convince us we want something to make it sell to someone else. We don't know if they just left their dogs there for a while unattended when they were moving and didn't care what they did or if they literally abandoned them. I'm very sure if they abandoned them that the realtors or someone would've reported them. This area is pretty pro-animal care.

$5k House - Foreclosure - HUD - Downside? Hey, My friend and I are looking to buy our first piece of property. We are looking at foreclosed homes from 5K-15K. We are both 20 year old college students, and can put cash down on the place. We have always wanted to buy a piece of property by the time we are 21. We would spend this summer fixing the place up ourselves and then hopefully renting it out. The tax on the house is ~450$ a year. We can deall with that. We dont see much of a downside to this. We will learn the real estate market a bit better, we will use trial and error to fix the place up ourselves, we will own a house that we paid cash for, hopefully we will be able to rent it out and if not we hold on to the house - pay the taxes every year - and then in a couple years sell the house for a profit (i cant see the property going below 5k$). And in the end its only $5K to say we own a house. Any suggestions on what to look for in buying? The downsides? Thanks I also just found out that this house sold for 50K in 2008. What's a HUD case mean for a house listing? I found a house listed for sale online and it says it's a HUD case, does that mean it's really crappy inside? Or does that mean it's owned by HUD as opposed to a bank like a foreclosure? How does a house become a HUD house?
I just purchased a HUD house...I put $500 down to place a bid...does this count towards my mortgage 5% down?? I just purchased a house for $35,555. It was a HUD foreclosure, which required me to put $500 down to place my bid. My bid was the winning bid. I need to put 5% down for my mortgage. 5% of 35,555=1777.75 Do I need to put $1775.75 down at closing, or $1275.75 (5%-my $500 deposit already placed)
Buying first house at 23; foreclosure, HUD, any tips? Hello, we are going to be buying our first house at 23. We are both completely ignorant to the process. This is what I have gathered so far: 1) Get pre-approved. Will this give us the option to obtain the mortgage with whoever we want or will he be locked into one lender? How likely is this pre-approval to get "readjusted" as we go on? 2) Look for houses. What is the difference between buying regular, HUD, foreclosed, or short sale homes? We live in an area where almost every house for sale is a short sale or foreclosed; does this affect us? What should we avoid? 3) Hire an inspector. If there are any issues with the house (electrical, plumbing, etc) is it the current owner's job to fix it or we simply decide if we want to take the risk of buying a house with problems? Of course, we would prefer to buy a house that has a clean inspection, but I don't know how specific these inspections get. 4) Should we have a realtor? How does this work? Sorry if these questions are too broad or seem redundant, but I want to make sure this is done right. We have good credit, no blemishes, and make good, steady money (and have for the last 1.5 years since we moved to the area). Sounds like it's better to stay away from foreclosures, short sales, etc. What about HUD? Called the bank, which said it is an investment property. Got the contact information and was told the house is going to HUD. The house is not listed on HUD.gov. My hubby bought a house before we married. This house is currently in foreclosure. Can we purchase a hud cash? If we purchase a HUD and pay cash up front for it, will the lenders of our old house take the paid off HUD house? FYI - The house that is in foreclosure is in hubby's name only - The plan is for ME, not hubby to purchase the HUD home and pay it in full upfront so that we will not have to worry about a mortgage. So that it will be in my name, not his. - Our current home is up for a short sale but could be given a foreclosure date any time. Our hope is that it sells before a foreclosure date is set. - I am sure some of your are wondering why we will not take the cash that we have and pay up the mortgage on the current house. We do not have enough but we did try to send what we have. Because it was not the full amount owed, it was sent back. - Why are we in this situation? The same reason why many other folk are in this very same situation. Has anyone ever bought a home from HUD? Okay, the house I am looking to buy is a HUD home and it is also a foreclosure. It is about 75 years old and much of it is newly remodeled but it still needs a lot of work, definitely a new roof and the whole house probably needs replumbed. A lot of the rooms need carpet as there is none. The asking price is 50 grand. I guess what I am asking would 25 grand be to low of an opening bid for them to even talk to me? Like stated earlier it is a pretty descent house as far as foreclosures go, but I will still have to put about 20 grand into it before i can move in. I dont want to lowball them so bad they wont talk to me but at the same time i dont really want to pay more than 30 G for this house. Any thoughts out there from homeowners, or HUD/Foreclosure homeowners especially? Okay, to be more speciffic we already have a realtor and i dont trust any realtor because they just want my money, just like any business. Im going to see the house for the second time tonite with the same realtor so its pretty obvious that im interested, i just dont want them to not ever do business with me again because i offered to low.
Appraisal amount vs. asking price on home? The home we currently live in has been in vthe family for many yrs. The actual owner just passe away and the "heirs" want to sell the home to us. Thus we had an appraisal done today. The area we live in is the number one county for unemployment in the US- for awhile now- and we have our share of foreclosures- Hud houses- etc. (One a few houses down just sold for $21,000!!!) Anyhow- I am wondering if we will get a true amount from the appriasal- as this is the amount the "heirs" will want us to pay for the home- they are thinking three times the above amount. Is an appraiasal amount a true amount to base a selling price of a home on? Or how does that work? Thank you
How can someone owe more on a mortgage at foreclosure than they paid for the house? I just saw a house that was purchased with a mortgage for $212,000 in 2007, and they recently foreclosed on her. At the time of foreclosure, she owed $221,000. Where did the extra $9000 come from? Or what was she doing the past 3 years that she lived in the house? It's actually a HUD house now (listed for $127,000), so I assume it was an FHA loan that she had.
How Can I Get My Name Off a Mortgage? I was married for three years, my wife cheated on me but there's no proof. We had just bought a house (HUD foreclosure with only $100 down). My ex is insisting that she get the house despite the fact that she can't refinance. She doesn't make enough and has a spotty work history. She also keeps house horribly (and collects animals) so the house will eventually be trashed and foreclosed on. There are no other assets and her mom paid $7500 towards my credit card debt whereas my parents put $12000 into fixing up the house. She wants the $7500 too. We are going for mediation but I doubt it will get resolved there. If I could give her the house but not be liable for it I would. Does anyone see any solution to this that I'm not thinking of? Can I fill out my fafsa if I still need to file an amendment? So we just bought a house (foreclosure) and we are waiting on our hud statement so we can file an amendment to get the first time home-buyers tax credit. I don't know how long an amendment takes but I need to fill out my fafsa so I can register for summer classes. Is it okay to fill out the fafsa now or do I need to wait until I get the amendment taken care of?
Has anyone bought a house with Hud's $100 down program? I'm in the middle of buying a foreclosure with hud's $100 down program. I was told hud will pay my closing costs at %3 of the purchase price of the house which is $57,000! My earnest money was $1000. I found a real deal on a nice home. The process has just been too easy and I'm nervous. I feel like something will bite me in the butt at any moment! I'm wondering what to expect at the closing. I don't want to be hit with any unexpected costs. Has anyone gone through the process?
I am getting an FHA loan for a home in a 55 + community. Are there deed restrictions? I have been told the loan may be denied because if there was a foreclosure they could not sell the house to anyone under 55. Yet, this adult community has HUD housing in it. I qualify in every other way. This is the only concern to the underwriter.
Why has HUD/Section 8 stopped taking applications? I am permanently disabled, 52, and need Housing. I was told when I called HUD that they have a 4 year waiting list, and have stopped taking applications for Section 8 - two years ago! I am under foreclosure and am worried I might be 'homeless.' HUD question.. Please Help? My b/f filed bankruptcy on our house along with some other things. The bankruptcy was discharged on December 14th 2009. We have been staying in the house waiting for them to start foreclosure or send us something. We received some information in the mail last week from the collection agency that Bank Of America sold or transferred our motrgage to. It stated that we need to contact the hud office in writing withen the next 20 days if we would like to apply to stay in the house AFTER HUD takes over. It also states that we still need to reply to them in writing if we want to stay in the house BEFORE HUD takes over. We are looking and saving up for an appartment. We would like to stay in the house until hud takes over but not after it does. I dont think we would qualify and we do not want to mess with it at all. When they say that we need to reply to them in wiriting letting them know we would like to stay in the house until they take over what do we need to say? Is there a special form we need to fill out or a certain way we need to word it? I know that they did include one with the information that was sent to us, but that form is only for applying to stay in the house AFTER they take over. Do they give a notice when they are getting closer to actully taking over so that we know when we need to actully move?
Should stimulus funds be used to allow developers to buy foreclosed houses? The stimulus provided $2 billion for HUD's new Neighborhood Stabilization Program that provides funds to state and local governments to acquire and redevelop foreclosed properties that might otherwise become sources of abandonment and blight within their communities. These funds are in addition to the $3.9 billion provided for the same program in the Housing and Economic Recovery Act of 2008 (enacted last July). While HUD has yet to distribute the $2 billion provided in the stimulus, a recent review by the Los Angeles Times of a similar program launched in 1998 indicates what kind of results we might have to look forward to: Congress launched the program in 1998 to clear the Department of Housing and Urban Development's books of foreclosures and provide affordable housing. Local governments would buy the homes for $1, fix them up and resell them at a discount to poor families, who would get a chance to put down roots in the community. More than 2,300 homes have been sold by HUD for $1 each nationwide, with 326 in California. Nearly half of the homes in California were bought by companies or individuals who typically resold them at a much higher price. The city of San Bernardino bought more Dollar Homes -- 62 -- than any other city or county in the state. But San Bernardino officials could not provide The Times with any account of what happened to the homes after they were sold. Using county property tax and assessor records, federal bankruptcy files and real estate listings, The Times tracked every property sale to San Bernardino under the program since 2000. Among the findings: * At least 43 of the 62 homes were sold to housing contractors and investors. I've been told to go to a local court house, if its true, what do I need to bring? do they have it online? I have bad credit and I know I won't be able to pay the $250k and up in this area, but I can't stand living in a room with my husband at my sisters house anymore!! I'm trying to buy a house in IL...why is it so difficult? Foreclosures/short sales? I have been pre-approved and have contacted 2 real estate agents. 1 helped me put in an offer on a foreclosure and then never contacted me again to tell me the outcome or to even assist me in buying another home. The 2nd one met me at 3 properties (foreclosures) and the one I wanted to bid on (hud auction) she refused stating it would just end up going well over the list price which was then over my approval amount (identical home just went for 30K less). I've mentioned a couple of others well below my approval amount and she just replies that those are short sales and will take a very long time to close. Then, she sent me 6 old handy man specials to review in my price range when she knows I want a newer house. I then emailed 3 agents from the HUD website to bid on the auction house and none replied. Any suggestions on where to go from here and what is the major problem in trying to buy foreclosures/short sales?
The house we are renting is being forclosed on.? MISSOURI :::: So the landlord is letting it go into foreclosure, we just found out about it. We talked to an attorney and he said we should be able to stay in the property under the "protecting tenants from foreclosure act of 2009".. HOWEVER; the house is a HUD foreclosure so i contacted the local hud adviser and he told me that once they have the property that they do not offer any month to month lease and told me that we would have to move out in 30-days. I want to know who is correct the attorney that we talked with or the hud Agent that i spoke with on the phone. Like I said the attorney said today that during our consulltation that we would still be allowed to live in the property and either do a month to month lease with hud or they have to give us90-days ,

Am real estate agent wanting to list Fannie Mae, Freddie Mac Foreclosed houses? If someone could direct me to applications for RE agents to fill out to list foreclosed properties for Fannie Mae, Citi Bank, Countrywide, etc. I dont understand how only certain RE company in a town list all the foreclosed properties from these mortgage entities. When a Fannie Mae loan is defaulted on and they get it back and want to sell it, I would like to be the agent or one of the agents that they call in my area (North LA) to list the home for sell. ALSO I would like to sign up with FANNIE MAE as Property Preservation Specialist to maintain these homes, such as lawn care, winterizaions, damage assessment during foreclosure. I have scoured Fannie Maes website and can not find one place that helps me. Also need find the Fannie Mae guidelines on property preservation such as a handbook outlining their requirements to be done. Should we take a HUD loan to rescue our foreclosure? My husband bought our home before we were married back in 2005 when everyone was telling us to ‘hurry up and buy!” Over the years our payments went up, the first time was because when we refinanced with Countrywide they made a ‘mistake’ on our escrow payment and the other two were interest rate increases. Our payments got too high so we entered a forbearance program. The program was for a limited time and after it ended we continued to struggle. Counrtywide had NO options for us so we just paid what we could, usually about half of our mortgage. Most people would have stopped paying and saved their money but we were trying to show effort (dumb). We started getting foreclosure notices and prepared for the inevitable. We talked to a number of professionals and it seemed we had no options. After receiving a slew of foreclosure notices we lined up a rental, made or security deposits and signed a lease. This week, we packed up our entire home, we even let our friend come dig up the plants and trees we had put in over the years. Yesterday, Countrywide calls us, due to the bail out they can offer us help now…..ARGH! I should be excited but what am I supposed to do now? They want to see if we qualify for a HUD loan. Is a HUD loan worth it? What if after 5 years we go to sell and there is a small to no profit? What if after giving them the 50% we are not left with enough to buy again? Would it be better to rent for substantially less and save during those five years? I feel like we have continued to do the right thing but kept getting screwed. Now I am scared to follow up on this option and I feel helpless. We put a lot of money into this fixer upper and it breaks my heart to let it go but is it worth it to keep holding on? At this point what am I holding onto? The house is worth less now all fixed up then what we paid for it in an unlivable state. What would you do?
HUD Neighborhood Stabilization Program Grants? Hey guys, How do I get HUD grants? I heard that HUD lately is more open to giving home grants to individuals or organizations to help stabilize the current economy and flurry of foreclosures. I know they have a NSP, Neighborhood Stabilization Program, that has billions ready to help U.S. citizens to buy, renovate and finally sell or live in a home. So where exactly do I apply for this? Will HUD be able to help if wells fargo denied us? House is in process of foreclosure. We had a 5month modification, and after that we resubmitted our info and we were denied this time because of debt to income ratio. We were ready to walk away and found a nice house to rent. now we are getting tons of letters to contact hud for free consultation. We had our minds made up we were in a sinking ship with the loan worth more than the house, and having suffered job loss we are unable to pay the original payment amount. I just want to know will HUD be able to do anything for us? isnt wells fargo the ulitmate decider?
How can I find out if my apartment complex is going to become HUD Section 8 housing? Two years ago, we bought a condo in a complex that was flipped from apartments to town homes. This is an an area of town that was undergoing a re-vitalization. We are bordered by two nice apartment complexes, but also two section 8 neighborhoods (that are quite bad). The developer told us that the other complexes were going to flip into condos and that the section 8 neighborhoods were going to be relocated and homes built on that land. Since the market has flopped, about half of our units are for sale and another quarter are in foreclosure. With the recession, the whole re-vitalization scheme has been halted. The section 8 neighborhoods are worse than ever; and we just found out that one of the nice complexes next door that was going to be flipped is now actually turning section 8. We've started hearing rumors that our complex is going to be designated section 8 as well. How can I find out if these rumors are true? who would I talk to for a straight answer? Forgot to say - our Homeowner's Association Manager is completely untrustworthy. I can't ask them and expect an honest answer. Really stuck here... isn't this sort of thing made public ?
Re-location ? I have a family of three members and we are looking for an apartement in DC metrolpolitan area? I have to move before the end of August becuase my house is on the Foreclosure. Buying an Investment Property in Atlanta Area.? Hello! I am interested in buying an investment property in the Atlanta area -Possibly Gwinett or Cobb County. I currently own my own home now and have been living there for 2yrs Oct 31st. What I'm interested in doing is buying an investment property for rental. I am looking to get a property about $50,00 -$70,000.Perhaps Hud housing or fixer upper or foreclosure home. I currently have a potential leasee in mind now, who is willing to rent from me. My credit is in good standing. The problem is, I do not know how to go about the process. Do I have to use my own small savings for the investment? Are there grants or small investment low interest rates loans? Would this interfere with my current loan (Wells Fargo) that I have for my house? Is this too risky? How do I go about this process? so i just faund a nice house that is owned by Fannie-Mae it's been on foreclosures? so my question is can i buy it fix it a resell it in lets say 2 months or is this Fannie-Mae like hud where u have to live in it for 2 years
Bidding on a Hud Home? My husband and I are bidding on a HUD home. As of this time the House was just put on the market (it has been on the market as a foreclosure before I think 2 Yrs ago). They are asking 110,000 but we feel it is worth about 80,000-95,000. We bided 85,000 and the hud realtor said since it is the first time it is listed they probably won't accept it. But he did mention no one is looking at it. Also we have a few family members that are actually directly located by the home and say it has been extremely quiet. Cars drive by stop and just take off. We looked up what they got for the house two years ago and it was 110,000 and they did NO WORK. It needs tons of TCL but that is okay with us. I am confused a tad on the process. If they don't accept us and go no other bids will they relist it or will it go up for grabs for investors? Hmm ...By the way I don’t know if it help but we are in Jersey.
help with foreclosure on government home? my friend just bought a home 9 months ago and is now is about to loose it it is a HUD housing i beleive are there any programs or anything to help her so she wont loose it she said she has tried and everyone is tellin her she canr cause it too soon she has to be there 5 yrs to be approve for anything is this true?? please any type on info would help of and we live in AZ if that means anything

Buying a house when mine is in pre-foreclosure? Long story short me and my ex divorced I have been trying to make the house payments but just cant. They will not refinance or do any other type of assistance. Basically the house is probably in pre-forclosure now. What are the chances of me getting approved for one of the cheap hud homes, if I had a nice down payment?
Offer accepted on HUD home yesterday. Is it too late to cancel the accepted offer? After a year of searching in upstate ny, our offer was accepted on a hud home yesterday. It needs a lot of work. Today, I spoke with my mother about it. Then she showed me the house of our dreams on a realtor web site. It's a short sale. It's the same price as the foreclosure, it does not need a lot of work, and it's perfect for us. The problem is that I had already accepted the offer and made appointments to meet with everyone for next week. I have appointments to meet with the lawyer on Monday & meet with the inspector, contractor and loan officer on Thursday at the house. Is it too late to change my mind? Should I just go through with the inspection and see how serious the repairs are? Would it be too late to back out even then?
Do you really need title insurance on a foreclosed house? For example HUD recommends that a buyer of the HUD foreclose gets a title insurance. Why? Isn’t that redundant? Also, I know some lenders that require buyers to get a title insurance on a government foreclosure. I understand that on bank foreclosure it is necessary to have title insurance. But why on a government foreclosure? My understanding was that all the lens are dropped when you buy a government foreclosure.

Finding info on house from mortgage company...how? Theres a house for sale, its a foreclosure, FHA Hud. There are signs on the house say contact realtor for more info, realtor says house isnt tech up for sale yet. So I found the person that owned it (he has died), and went to the courthouse and got the mortgage company that now owns the home. How do I contact them and ask for more info, price and everything? Also the courthouse says the mortgage company is CitGroup Consumer Finances. How do I find a # for them? Do I just call Citi bank? Is that the same? Im kinda confused. Need help!!! Politics: Republicans--What is the end game? So, suppose we did it your way with the mortgage bailout. i.e.: No Bailout. What is the 'solution' to all of these people losing their homes? What I mean is, obviously, they have been late on numerous payments...so their credit is shot. There is currently a 2+ year waiting list on state housing (HUD) in nearly every state. What do YOU suggest we do with all of these families who are losing their homes, if the vast majority will never qualify for an apartment or cheaper home with their current credit rating, and if there is no other available housing. Please refrain from making blanket statements or criticizing these people. That isn't the question....the damage is already done, mistake has already been made. What do we do NOW? FYI: Since December 2008, we have had 170, 535 **completed** foreclosures. Thanks!
Orange tree that needs help? I have two mature orange trees that need TLC. Please help; I do not know much about taking care of trees. I just bought this home about 6 months ago it was a HUD foreclosure and from my understanding by the neighbor the house sat empty for 2 years and other then rain water, they were not watered during this time. I live in Arizona with summer temps of 110+ with every little rain. There are every little leaves on the tree. It had some fruit on the tree but they where every small (about size of a golf ball) my neighbor also said that the fruit at one time was every large. Also at the ground level the bark is peeling off. I have been watering them about twice a week it is summer. Other then that I have not done any thing else. Is there some thing that I can do or is it to late.
Im deciding to let my house just go into full foreclosure, what should i do? We are struggling as it is, and this will be the 2nd time that our house has faced foreclosure. The 1st time we ended up doing a "mortgage modification" and it tacked on another $5000 to our mortgage, that was 2 years ago. Jobs have changed and money is tighter than ever..(gas,kids ect..)we are approaching the last month before the foreclosure stuff is in the "no turning back" stage. The house is not in a good neighborhood and there is NO WAY we can sell right now in this market and get anything out of it..(not much equity and 4 houses have been up for sale for 2 years just on our block alone) We are seriously thinking about either just letting it go, taking what money we have a runnin with it or seeing if HUD or the mortgage company will buy it back ect..I dont know what our options are, and at this point I dont care about the credit aspect. HOA dues- need advice? I just purchased a home in November and I have some questions on HOA dues. I purchased a HUD foreclosure. It was foreclosed on in May and I closed the first of November. At closing, I payed 2 months of HOA dues. Well, the other day, I received a bill charging me $236 for 2008 dues (past due balance) and $145 for the first half of 2009. Am I responsible for the $236? My lawyer checked for back taxes, liens, etc... and the title was clear. I would think HUD is responsible for a portion of this since they owned the house for 6 months. I really don't have the extra money at the moment and I don't believe I am responsible. I was (obviously) not informed of this prior to closing. I am going to call, but I want to see if I am responsible so I don't make an idiot out of myself! TIA
Mortgage down payment help? After many years, a house that my wife and I love has finally come up for sale. It is a HUD foreclosure, and it is $16,000 cheaper than it was the first tie it was for sale. My local bank will finance all but $1,300. My problem is that while the monthly payments will be around $100 cheaper than my current rent, I have no savings. My total cash payout at closing would be about $4,500, all of which I don't have. I read that the government no longer allows "charitable" help with down payment/Closing costs. Does anyone know of any other sources for help?
Do the carpet cleaners work that you rent at the grocery store? I live in Austin TX. I just bought a home (HUD foreclosure) & the carpet is yuk! I'm hoping to pull it up soon (begining of 2008) but in the meantime I have to clean it somehow! I think the previous owners had pets or something, I don't know how anyone can get a carpet THAT dirty! My question: Has anyone used those carpet cleaner rental thingies you rent at the grocery store (or anywhere, I don't know what they're called but they're those bulky red/blak cleaners.. Any suggestions on getting the funk out? My whole house STINKS & I think it's coming from the carpet.. if it's not.. then I'm SOL!

How can I ask Countrywide to waive the "pre-payment" penalty or the past due to decrease the closing cost? !!! Hi friends, I just sold my house FINALLY!!! But on Friday I have to sign out and the HUD just came with a "prepayment penalty" 12k and a late charge of past due payments of over 11k. If I dont close on Friday, this mortgage will be at Foreclosure and the bank will loose !!! but they dont want to waive of these costs for no reason and I just dont have the cash for all these costs!!!! Need help, trying to close on a house with BOA and nothing but problems :(? Here's where I'm at: I'm trying to buy a HUD foreclosure through Bank of America. Your given 60 days to close the contract through HUD. I am coming up on 60 days. When BOA did the appraisal they said there was inadequate heat. I got an estimate from a heating contractor to remedy the issue (install wall furnace) and they said everything was fine. I'm on septic and NOTHING has been said about it. I was under the impression that it needed to be tested/inspected before a loan will be approved. I'm running out of time to appease the banks requirements, even if I get an extention. Like i said they havent said anything YET. Currently I'm just waiting for the bank to find representation to close the deal. I keep asking if there's "anything else I need to do before closing" and keep getting an answer of no. I'm just worried their going to bring up the septic at the last minute before I close, and I won't have time to remedy the problem, if there is one. Any help out there!? I am not trying to be reactive towards the system. The fact is I'm getting a steal on the house, and have no problem taking a home equity loan out, if there happens to be an issue with the septic. I'll have plenty of equity in the house at closing, I'm just worried that time may not come, and I'll lose my down payment and chance at a great deal on the house! And no, it is not an FHA insured mortgage, just a conventional through BOA. If anyone cares to look, or has the time. A Broker said "Stay away from foreclosure or HUD houses" if I have this type of FHA loan! Why? I can not get FHA 203K because my credit score is ony 608. The lender let me borrow FHA insured loan; unfortunately, not FHA 203K. I understand that because 203k is uninsured loan. Now, I see another HUD house is required for FHA 203b insured loan with Escrow Amount. I have regular FHA insured loan I thought it was okay; nevertheless, the broker told me that I should stay away from HUD houses or any foreclosure house because regular FHA insured loan won't pay for it. She told me that I could only find the Individual Ownership House only. Can anybody PLEASE tell me why FHA Insured Loan is not qualified for the HUD house that accept FHA Insured Loan 203b with Escrow Fund? 10 points for best answer! Thanks for your help
How can I save my house from foreclosure once the bank starts the process? We bought a house a couple years ago in Texas. We live in this house. We are self employed and the economy had hit us pretty hard. We have not made a house payment in five months. Money is starting to come in again and we can now afford the $1200 a month, but we can not afford the back debt. We called our mortgage company (Suntrust) and they told us we had to talk to a loss mitigation counselor. We received a letter stating the house will be sold on January 7th. The loss mitigation people are telling us we have to wait for them to call us before they can help. They say it takes up to 30 days to receive a phone call. Well, if we wait for them to call, the house will already be sold at auction. What can we do? They will not talk to us at all. We do have a HUD backed loan. We have called Hope Now and that did not seem to help. HUD has a wealth of information online about reinstatement, forbearance, and repayment plan options. We can not contact anyone to help us try to qualify for these options. If we can not reach loss mitigation, what are our other options? We received a couple letters from lawyers regarding bankruptcy. The letters mention chapter seven and eleven. If we can save our house with bankruptcy, what is the best way? Any ideas on how to get loss mitigation to grant us some extra time so we can work for them? Thank you for all your help.

House insurance - Ohio? This is my first home Im buying in NE Ohio. Also this is the first home Ive bought that will be cash paid off. It was a good deal from a foreclosure HUD. In the past Ive had morgages that include insurance,ect....Will I need to get insurance, and what kind? About how much does this run?
This is a question about Hurricane Katrina.? These facts below I displayed to support my question. Why did our government choose to send trailers to Atlanta snd store ice when they coudl have used HUD to get people in the empty homes. You have an entire govenrment staff already in place selling hud homes. Why not have them get these people into a HUD Home. 1-You have staff in place 2- Any home lived in is an improvement compared to an empty home. 3- a percentage of people would become acclimated to that community and stay in the home in which case a Fannie Mae or other loan would be available to finance that home. 4. This would be a simple solution instead of trailers there were an estimated 374,000 hurricane Katrina refugees in shelters, hotels, homes and other housing in 34 states and the District of Columbia, according to the Red Cross and state relief officials. http://www.csmonitor.com/2005/0912/p01s01-ussc.html 1,433,646 home available to date http://www.foreclosure. Lets understand the cost starting $105 billion . So not only am I a bleeding heart but anemic as well. Lets face facts Katrina is not a one time deal. Its coming back. Just a question of when. please help foreclosure!!!!!!!!!!!!!!!? my father in law just recieved a notice of trustees sale posted on the front of his house today. the sad part about he had the money last month to pay off he deliquiency. at the time of calling the bank they offer him application for a partial advance claim through HUD. and they said that they would be able to help him and he wouldnt have to pay the bank.so he excepted. he been late on his payment for 4 months now.he did have the money to pay the bank. i understand that ther is several of ways that the bank can help out. modify,repayment etc but he had the full amount to pay them back. here we are 1 month later getting letter from attorney's office to get some paper work to them in 20 days we called the lender they said dont sign anything your application is in process.well this form that the attorney wanted it arrive to his house with only 10 days left as of yesterday. today we walked outside and found a notice of trustee's sale on the garage. i dont understand. is the bank trying to help my father in law their really keeping out in the cold. this crazy.can anyone help. he called the bank and they told him to call his analist that has the application and her voice machine says there is a high volume of application unless yr home is two weeks from foreclosure leave a message. im really scared banks really can fool people around it happened to my brother they really gave him the run around he lost his home.someone help please.
REO listings in Tennessee? I am trying to find a way to view REO/foreclosure listings in my area. I have searched myself and i find many with a "free trial" but of course they want my credit card number and I refuse to go down that road. It seems to me that banks would not like to carry the cost of a house on their p&l so therefore would make listings available to the public so they may be purchased. I have looked on the HUD website and it is no help. I thought this might be a way to get more house for my money but its becoming a headache. I want valuable information please, so take your time and research your answer. ALL answers will be appreciated. Please help! I am about to give up and just look at agent listed homes!
Questions about foreclosure in the state of Ohio.? I've owned my house for seven years. I do not have an adjustable rate mortgage, and, in fact, my house payment is not too unreasonable as it is pretty comparable to most of the area rents in this area. My problem is that I have a job that doesn't pay very much ... actually less than $10 an hour, and my income has not increased with the cost of living. I also have two teenagers and the support money I use to make my house payment will end in three years. At the time I bought the house, I was making slightly more than I am now, and, of course, I thought my income would increase with time, which it hasn't. Also, I've tried to find a better job for the past four or five years, and although I'm called for interviews, I never get the job. I've also tried to find a part-time job, but the part-time jobs I've interviewed for don't want to work around my full-time hours. Also, my daughter, the oldest, works a part-time job to pay her car insurance, but lately, her income has actually been going towards car repairs. At the present time, we're sharing my car. Also, I might add that I'm within the poverty income guidelines and would have to make another $585 a month not to qualify for such things as HEAP and insurance for my kids. I've also been placed on the waiting list for low-income housing ... I even qualify for that. Recently, a mobile home became available for rent in my area. The rent is half as much as my house payment. Although it is only a two bedroom and I have a boy and a girl, I could sleep on the couch ... I could make this work because I could actually help my kids out. Both are talking about education past high school, and I worry that if I'm unable to help them out once they're out of high school, they'll become discouraged and quit to get a mediocre job like I did when I was young. At the present time, I have difficulty in buying groceries and keeping up with my utilities. I cannot save money because I don't make enough to save. Each time I attempt to put money away, I have to help my daughter buy a part for her car or something around the house breaks. I've attempted to refinance. Chase told me I didn't have enough equity in my home and I barely made enough money to qualify. This, of course, was after they took my $500 in refinance fees. I've attempted to do a loan modification with the help of a HUD-approved counselor. Chase told me that they don't lower payments. I really don't know what to do other than walk away from the house, but I fear what will happen if I do that. At this point in time, I'm not concerned so much with my credit rating because I don't actually make enough money to buy anything anyway. I'm more concerned with garnishment of my wages because I'm barely scraping by now. Any suggestions? Has anyone else gone through this? I might also add that after my divorce about four years ago, I filed a Chapter 7. At the time, I thought I might be able to save my house, so I didn't include it in the bankruptcy. Also, I do have more in the home than it is worth. I received grants to do improvements and make repairs that did not have to be paid off as long as I stayed in the home. I just spoke with the county yesterday ... those grants, which are considered second mortgages until 10 years have pasted, now come to about $18,000. From what I understand from reading information about deed in lieus and short sales, with the "second mortgages", I'm unable to do either.
Which is the wisest house to buy & sell and profit from: PRE-FORECLOSURE HOUSE, FORECLOSED OR HUD ? The question is pretty much it. I am looking into starting up an investment with these. Please advise me. THANK YOU TO ALL.
What happens to my hud loan? I'am currently in the process of buying a new home,i'm going to keep mycurrent home and rent it out but i'm really nervous that if for some reason the tenants i have renting decide to stop paying for the rent and i exhaust all my extra money into paying for to homes my home will go into foreclosure which i hope never happens.I have a silent second through hud for $25,000 what happens to this loan that i'm suppose to pay back at the sell of the house?but if my home goe's into foreclosure what actions can they take against me to get that money back if ,can they go after my new home?
I need an attorney in eastern iowa for foreclosure help asap? We are one of the millions of people going thru foreclosure but I feel like we have been taken and I am looking for an attorney that may want to fight for the little guy. every Atty we have contacted in our area either works for the bank that is filing against us or sits on the board of directors. Here is our story. In december of 07 we found out that my husband would be laid off for 2 weeks. We knew we wouldnt be able to pay our mortgage so we called are mortgage co. Wells Fargo (WFHM). they told us that we qualified for a payment wraparound. Our next paymetn would be due Feb 1st. We called at the end of feb to find out how much our payment was and they informed us that because we were on a subprime mortgage we did not qualify for the payment wrap and now owed $4023 due asap. We told them we could send them this within 10 days. (We had a large tax return). When we called to tell them we were sending the payment they told us that they would just send it back because the house was already going thru forclosure. We contacted Nationwide Relief paid them $2000 to work out a loan modification. WFHM did not agree to a loan modification but did agree to a forebearance and if we made all those payments on time, they would then look at a loan modification, We made each payment and then filled out the paperwork for the loan modification. We sent them our first payment. On Oct 26 we got a check from WFHM for the same amount as our new payment with no explanation. On Oct 29th we recieved aletter stating that our loan modification was denied becasue we did not remit payment. (The check that they reimbursed us) Now we are back in foreclosure. we had a court hearing on Nov 20th pro se and the judge denied WFHM summary judgement for default because they failed to file the right paperwork. We had also filed a demand for delay of sale. Now WFHM has filed 6 more judgements including repayment of thier atty fees totalling $100750. We need to file something within 10 days (this friday ) but no one will tell us what. We would like to find an atty immediatly. And not one of these rip off companies that say they can help for a large fee. Owner-occupant financing on new house but still have the old house? I've found a foreclosure that I love that has a ton of potential, and I'd love to get it and use it as a second home and possibly sell years from now. I don't consider myself an investor, and don't want to buy any additional homes. I also don't want to have to give up the home I live in now...so I'm wondering if there's anyway to take advantage of the FHA/HUD owner-occupant financing that allows for the 203k loans to do rehab work on a home, and still own my first home? How much of the time do you have to be there to be considered an owner-occupant, or do you just have to not rent it out to anyone else even if we aren't using it at the time? I could absolutely afford the house with the owner-occupant financing, but it seems that if I were considered an "investor" I'd have to have conventional financing, pay cash or otherwise fund the purchase, and not be able to use the 203k loan. Advice please? Thanks!!!
