I have read everything in YAHOO answers regarding Michigan foreclosure timelines, but have yet to see this question answered: When your home is sold at a Sheriffs Sale, when exactly have the new buyers seen the inside of the house? How far below Value are Foreclosures selling for in Ann Arbor Michigan? We are looking at purchasing a home this month. We have found one we like and I just found out today that the bank foreclosed on it for 75k and they have it listed for 229k. The area is a good area and in a strong market they may get it, but that's not the case. There is work that needs to be done, it's not in turn key condition by any means. The layout is a little weird, the carpet needs replacing, the fireplace needs restoring, the outside needs some serious paint, there's not even a mailbox or house numbers! No appliances or even shower heads in the bathrooms. It's a 2200sqft home with air and heat, 4bdrm, 2ba. How low of an offer would anyone suggest we throw out there? I had an idea until I learned the bank didn't have to pay hardly anything to get it back. The house was originally priced at 299k. Most comps in the area are pricing in that price range but they are in good shape. The house is totally liveable the way it is, after you add appliances, it just needs "some TLC" as you realtors would say. But, I can buy a house the same sqft with a smaller lot for 180k and it has updated appliances in the kitchen, updated baths and is total turnkey condition. Does it sound right to pay the same amount for a house that is not in turnkey condition but on a 2 acre lot instead of a .25 acre? (yes in the same school district, and both houses have been on the market for the same amount of time) Also this home we want doesn't have high efficency anything. I was thinking 175k w/ 7800 towards closing, but I'm wondering if that's too high to start?

Did the mortgage company sue your for deficantcy or wright of your debt? If you had a second mortgage...what happened to it?? Did you have to pay taxes on the deficantcy?? We bought our house in 06 for 135,000....refied in early 07 for a lower rate on the 1st mortgage and we also opened up a 2nd mortgage for 15,000 at the same time with the same company (GMAC). Since our mortgage is so young, we've barely paid of any principal because most of our payment was for interest. Our home was assesed for tax purposes this winter for 120,000.

I paid $369K in 2005 and my it has been listed at $225K for over a year. I still owe about $280K. I now live in Colorado and have bought another house. The condo is sitting empty in Michigan and is costing me about $3000 per month. The right financial decision is to foreclose, but I have the cash to pay it off and I don't want the bank coming after me after foreclosure. I've heard that in some states, the bank has to file a different type of foreclosure in order to come after assets and banks don't do it because it's very expensive and time consuming. Deed in Lieu of Foreclosure in Michigan? I will be signing a deed in lieu of foreclosure as soon as the mortgage company's attorney sends it to me (they said it will be one to two weeks from now). How long, after signing, will I have until I have to be completely moved from my home and can I negotiate if they don't give me enough time? I can't plan to move before receiving this notice because it will be considered abandonment and for the time being its a "free" place to live so my attorney has advised me to stay, but he's not sure of the amount of time I have before I must vacate. My realtor couldn't get the home to sell through a short sale due to the slow market in Michigan and the fact that the lender wasn't responding to offers on a timely basis. I need to know how much time I have from time of signing because I am in the middle of divorce and not receiving any financial support from my ex yet. Thanks!
Given Michigan's bad economy, if we lose our jobs (not unlikely), will the bank work with us to save our home? (there are 4,500 homes for sale in one county, about 25% of which are foreclosures). When the house sells at sheriffs sale, there is no way it will sell for even the amount of the first mortgage. What happens with the second mortgage? Do I have to leave all the appliances? Double mortage foreclosure in Michigan, I need an expert!? I need someone who has a little knowledge regarding mortgage foreclosure- we're going to see a lawyer in the next few days, but we're a little nervous, so any knowledge for a little piece of mind would be a huge help! Spouse in Foreclosure - Michigan? My spouse purchased a home in Michigan before we met/married so I am not on the mortgage or the deed. We rented the house for about a year but have not had success renting it again. We listed the house for sale and are currently working with a Realtor on a short-sale. Her lender has started the foreclosure process, even though they have had a short-sale offer on the table for the past 5 months. After we met (but before we married) I also purchased a home in Michigan. I purchased the home on my own credit and I am the only person on the mortgage. My spouse did "gift" me a small sum of money for the down-payment, but her name is not on the deed or the mortgage. As I understand it, her lender cannot come after my assets or my credit if her house does end up being foreclosed on. Is this true even with the fact that she gifted me a small amount of money for the down-payment? Additionally, it gets confusing to me when I start hearing about joint assets due to marriage. What can her lender consider joint assets and go after? If I leave her name off my bank accounts, etc, will that protect me from any future judgements? If I do buy another house in the future, even if I do it completely in my name, can this be considered joint assets that her lender can go after (since we are now married)? Is there a period of time where her lender can no-longer sue for money that they do not fully reclaim for a foreclosure sale? Are there any steps I need to take to make sure I am protected? Thank you
I recently lost a house to foreclosure. I have a 6 month redemption period (Michigan) to pay off the property The attorney for the plaintiff has locked the property doors and I have no access to the property during the redemption period. Is this legal? He (the attorney) will not return my calls or answer my certified letters. I would like to put the property (Lake Property) up for sale since we are going in to summer in Michigan. What recourse do I have? Note: The property brought about $9000.00 less at the sheriffs sale than what I owe on it, so the lienholder will want that $9000 after the redemption period is over. Michigan Foreclosure...? My mother-in-law informed my husband and I that she is losing her house. I'll give you the info she gaves us and maybe someone can tell us what can be done? A little over a year ago the home was refinanced (the second time in a little over 5 years) for the full purchase price and equity (a total of a little over 120 grand). She claims that she made a payment plan with the mortgage company (cant say how true that is) and went yesterday to make the first payment according to the plan. The mortgage company told her that in essance it was too late and that the home was/will be auctioned Thursday. Apparently it has been in the paper for this auction for the last month (we knew nothing of this). The mortgage company also told her that she would have to pay $4,000 to stop the auction sale. So if she doesn't come up with this money and the home is sold at auction, how long does she have to stay in the home? Can she try and sell it herself?? Is there still a chance to save the house?

Can a wife open mail addressed to only her husband in Michigan? This is where is gets complicated, the couple is in the middle of a divorce, not yet finalized and the husband refuses to change his mailing address. Since the divorce is still not final is this considered "community property" since it was received at the marital address? Michigan Mortgage / Bad Credit / HUD homes / HELP!!? My husband is in Michigan waiting to immigrate us from Canada. He earns approx $3200 net per month, has been at the same job since Nov 2007, but in the same LINE of work for over 10 yrs (owned his own business for approx 5 yrs during that time). He scored at approximately 600 on his credit reports due to old problems with his business. It shows $11,000 indebtedness on the report. How can he qualify to take advantage of Michigan's foreclosures and purchase a HUD home through FHA with the $100 downpayment program. Should he take the MSHDA pre-purchase credit repair course first? How long are these courses and do they make a difference to lenders? We need to get pre-approval for the mortgage in writing and will have the $1000 EMD and $100 downpayment as required by FHA. Unfortunately, since I'm still in Canada with the kids, I can't be added to the mortgage application until after November..and we have to be IN a new place by mid-January when the kids move over.

I've been hearing about the auto layoffs for sometime, now I read in Thursday's wall street journal that the highest foreclosure and bankrupcy rate in the nation(i'm writing this verbatim right off the article), is in the state of Michigan, and focused specifically on the cities of Detroit, the ENTIRE Detroit metro suburban area, Ann Arbor, Saginaw, Jackson, Monroe County, and Holland. What the hell is going on here? Why isn't this a bigger deal in the news? I'm writing this from Chicago, and I barely here it mentioned in national news stories. I think this should be the biggest news story in the nation.Forget the turmoil in the middle whatever, we have an entire state, the eighth-ranked in population(just over 10 million), essentially out-of-work. Did the whole nation and corporate-political powers that be decide to write the state off? This is really bad, if what I'm hearing is true. And cities like chicago that are doing "okay" will be touched by this too What's going on? BTW, home prices are DECLINING in all these cities.........something strange is going on here. another, BTW. You ran away enmasse from what could have been a great city, leaving the hopeless and jobless on the dole. That put into play a city with the highest crime rate in the nation. That essentially shot down any chance of diversifying in the future. The only reason we in Chicago are doing well here is that we spent an excrutiating period rebuilding and tearing apart our city bit by bit. It was exceedingly challenging, but we did it. Now we have lots of jobs. You folks didn't, let the city rot to hell, and now you are in the suburbs with NO jobs! 2007 foreclosure on michigan home with 1st&2nd mortgage question? our home was foreclosed on due to job loss in michigan found work out of state and had to move tried to sell home reducing it 10,000 every month to no avail. we paid 280,000 now on market for 180,000 recieved from 2nd mortgage holder a demand for payment on the 26,000 equity loan. can they garnish my wages? It has been labelled "The most despicable act of caging" Ovbiously this is 100% illegal, but what does the law matter when you are a Republican. The Democrats have filed lawsuits. Michigan Landlord/Tenant Law on Foreclosure? I am a tenant in Michigan with a lease option that ends in July. The house is now in foreclosure and will be auctioned Feb 15. Not to mention back taxes and waterbill, which I have paid. Do I continue to pay my landlord rent after the sale on Feb 15 or not? Democrats Sue Michigan G.O.P. on Voter Issue By Michael Falcone Updated Responding to allegations that Republican Party officials in Macomb County, Michigan plan to use home foreclosure lists to challenge voters at the polls in November, the Obama Campaign and the Democratic National Committee filed a lawsuit on Tuesday in federal court to prevent what they contended was an illegal practice. Obama Campaign General Counsel Bob Bauer said that using home foreclosure lists as a basis for challenging voter eligibility would have a “deadly effect of the voting process” and argued that the practice would be illegal. “This is a standard operating procedure within the Republican party that’s been under legal challenge,” Mr. Bauer said on a conference call with reporters on Tuesday. Last week the chairman of the G.O.P. in Macomb County, James Carabelli, was quoted in the online publican, the Michigan Messenger, as saying that the party planned to use foreclosure lists to stop voters who no longer have valid addresses from casting their ballots. “We will have a list of foreclosed homes and will make sure people aren’t voting from those addresses,” Mr. Carabelli was quoted as saying, according to a Sept. 10 article in the Michigan Messenger. Since the story first appeared, Mr. Carabelli has repeatedly denied that the party planned to use the lists, and in an interview with The New York Times suggested that he was misquoted. “I have no voter challenging program here in my county,” Mr. Carabelli said late last week. And in a statement on the Michigan G.O.P. Web site the chairman of the Michigan Republican Party Saul Anuzis called the story “a complete fabrication.” “There has never been a plan to use foreclosure lists to challenge voters. There is no such plan, and there never will be such a plan. Period,” Mr. Anuzis said. Mr. Anuzis repeated those assertions on a conference call today and said that the Republicans would formally ask the Messenger for a retraction. Absent that, he said, the G.O.P. would pursue a libel lawsuit against the publication. According to a statement on its Web site, Messenger editors appeared to be resisting calls for a retraction. “There will be no retraction because Mr. Carabelli and Mr. Anuzis’ claims are unfounded. The quotes were not fabricated. Michigan Messenger and the Center for Independent Media stand behind this story 100 percent.” Mr. Anuzis characterized the Democrats’ legal action a “stunt.” “It clearly shows their desperation as they move forward,” he said. But the Obama campaign countered that the denials amounted to “backpedaling” on the part of the Michigan G.O.P., and said that they had enough evidence to go forward with the lawsuit. “Our position is very simply, they can tell it to the judge,” Mr. Bauer said.
