How to find foreclosures in southern california? I'm trying to find foreclosed homes, but the trouble I'm having is every website I look at makes you sign up for a 7 day trial thing. Normally I would sign up for it then just go to a different one after the 7 days are up, however they all require you to put your credit card info in...and I'm not about to do that. So is there a website that is completely free or do I just need to find the foreclosures from a Real Estate Agent? Thank you!

Dealing with collection agencies after California foreclosure? A friend lost his house to foreclosure a few months ago. I saw him at a party Saturday night and he said a collection agency is calling him about the deficiency. I thought that, in a state where FC is non-judicial and where deficiency judgements aren't allowed (like California), once the FC is done, that's it. The FC was on his primary (and only) residence, and it was a purchase money loan. How far can this collection agency take things? Can they garnish his wages or take any other collection action beyond just bugging him for the difference?

California Foreclosures/ California Fires? The total of houses roughly estimated is about 15,000 destroyed from fires and could clime higher. About 17,000 houses are listed as foreclosure. FEMA, Insurance, and other grants will help stable our Real estate problems. Countrywide/Banks will get back on there feet and more money will help create more demand that we are lacking right now. This will be a great deal for homeowner who lost there homes when buying a foreclosure house or renting a house that is up for rent while waiting. Plus the Feds have dropped our rate too. Hello, I am desperate for information specifically on Bank of America's recent procedures/history on foreclosures in Southern California. My husband is losing his job and it is unlikely that he will be able to find another job at comparable salary in the very near future as he is not always in the best of health. On the positive side, he is old enough to begin collecting his pension. Unfortunately, the combination of his pension and my salary is not enough to continue our monthly mortgage and living expenses. I am so broken hearted and and now it's obvious we will need to walk away from our home. In the last two weeks I have imagined my cancer of two years ago returning from the stress. I have my elderly mother living with us, as well as two adult children (they work and help with expenses as much as they can) who have had difficulty in getting decent paying jobs since graduating college in the last few years. We have excellent credit, have very little credit card balance, and have always paid our mortgage on time. This month, we will miss our first payment. It is gnawing on me that we need to uproot quickly and how will we find place to accommodate all (plus a dog) with a blemished credit. It is not an option to send mom who is 90+ to a nursing home or kick the kids out. I'm am so afraid of the unending calls from BofA which will probably start soon or the sheriff coming to our door. I guess I just need to hear from someone who has experienced a Bank of America foreclosure in California. (I called the bank the other day to ask questions, but rep asked me my name and loan number so I just said I'd call back.) Tell me what I should expect and when during this foreclosure process. How should I respond to calls/letters. Last but not least, since I really don't want to leave, is there any possibility of getting our loan written down (a new mortgage after modification would still not be affordable). In California, after foreclosure, are you still responsible for your second mortgage? What kinda of recourse do the lenders have? Is it different between the first and second mortgage? If the second also went into foreclosure, and the bank took the house, can the lender of the second mortgage still come after repayment through lawsuit or wage garnishment, etc? The house resold for less than the original loan amount of the first so there were no proceeds from the sale to cover any of the second.

I have a question regarding bankruptcy and foreclosure in California.? My husband lost his job in October and I am a student, so we have no money coming in except for a pittance from unemployment. We had some savings and he cashed in his retirement, but we are almost out of money. We put our condo on the market in December, but so far no takers. My husband has relatives in Las Vegas who have invited us to live with them temporarily, so my husband went after Christmas and began the job-hunt. We are now considering foreclosure and/or bankruptcy, but neither of us know much about either process. Can anyone either explain these processes to me, (in English - not Legalese), or direct me to a website that I can understand? I need to know everything, such as: Do I have to file in California or can we do this in Nevada? Do we contact the lender about foreclosure or is this something they do automatically? (They have been completely unwilling to work with us even though we have never been late on a payment.) Any advice/info would be greatly appreciated.
2 foreclosures in California, what will happen? Long story short, My mother and father own there own home witch is there primary residence. in 2004 my parents took out a mortgage loan to help my brother and his wife out since they could get the loan in there name, my brother and his wife ended up going on the deed instead of the actual loan, they however are paying the mortgage.He has an adjustable rate so this august his rate will go up. In 2006 my parents took out another mortgage loan for my husband and I. My mother purchased a condo for 370,000 in California and now like every home owner her property is only worth 160,000. My husband and i have been paying the mortgage that is around 2,000. My mother has told my brother and i that she wants us to walk away from the houses and let them foreclose since we could get our own loan easily now and live in something that will accommodate our growing family and not pay for something that isn't worth paying, Or worst case rent something for much cheaper and bigger (our condo is a 2 bed room 1 bath) She says she wants us to stop making the monthly payments and live in the property as long as we can to save that money for our down payments on our own mortgage loan. I think this sounds like a crazy idea to let 2 homes foreclose. She said she has talked to an attorney and he has said its not worth it to short sale the homes to us because she would pay taxes at the end of the year on whatever the difference was in the short sale. meaning shes looking at about 20,000 or more in taxes at the end of the year that she will owe the irs. My question is, if we decide to listen to her and walk away from our homes that are in her name, will they go after her home she lives in now if she owns it out right? she understands that her credit will be shot for a very very long time and is willing to make that sacrifice to see her children living in a house that they actually want to live in for the rest of there life's. Im just nervous taking her advice because i don't no whats going to happen. Are they going to try and come after her somehow once the houses foreclose? besides her ruining her credit what else could potentially happen? Im not looking to hear what people think of the idea or there sarcasm, all i want to know is what is the worst that can happen? I don't see how we would have "robbed the bank" if the 2 houses are given back to the bank, what more can we possible owe? We have no seconds on any of the houses, isn't giving the house back to the bank and walking away calling it even as far as owing anything?

Foreclosure in California with 80/20 loan, say I still owe on the 20? I had a home foreclosed ~ 1 year ago in California. I always thought in CA that foreclosures are non-recourse and they cant come after you for the money. Today I find out that they say the 20 "is not a purchase loan" and that its still owed. california law re: foreclosures? I am trying to locate the law that says if you get a house in foreclosure that all of the prior liens of record are wiped out by the foreclosure. That is true isnt it? I dont know about tax liens but regular liens are wiped out right? but i cant find the law to back me up. I know it is out there!

Can my landlord accept my rent payment even though the house I live in is in foreclosure in California? My landlord contacted me to let me know he got a temporary modification meanwhile the house I'm living in hopefully sells in a short sale. I found out today that the house is actually in foreclosure, we received a Notice of Default today. Can he accept payment until the house actually sells? In California, can a person who lost their home to foreclosure buy it back from the next owner? I am told that this is the case in the state of Washington. The previous owner who lost it in foreclosure has up to one year to buy it back for what the new owner paid for it. The new owner HAS to sell it back for that price! What are some of the best ways to protect personal assets in California? To make long story short, I’m facing a possible foreclosure on my first primary residential property in California. It’s a money purchase loan and it has never been refinanced. Due to the current California laws, I’m protected under what is called “anti-deficiency” law meaning once the bank foreclosed the property; they are not allowed to come after me for the balance that didn’t satisfy the loan balance after the sale of the auction. I keep hearing that California is a tax deed state............? I keep hearing that California is a tax deed state. What the hell does that mean and does it participate in tax liens too. And if not, then why do some foreclosure websites list homes in California under the title of tax liens as an option to purchase? How does this process of tax deeds work?
